PLANNING & DESIGN COMMISSION <br />CITY OF NORTH OLMSTED <br />MEETING MINUTES OF JUNE 26, 2024 <br />ROLL CALL <br />Mr. David called the meeting to order at 7:01 p.m. <br />Present: Tom David, Humberto Olivos, Jose Leon, Cary Peeples, Paul Shymske. Matt Marrie <br />Staff: Director Max Upton, Director Tim Pinchek, City Engineer Jeff Filarski, Director of Law <br />Michael Gareau, Administrative Assistant Lyn Wilson <br />MEETING MINUTES <br />The meeting minutes of June 12, 2024 were approved. All in favor: none opposed. <br />NEW BUSINESS <br />54-2024; Vitamin Shoppe; 26532 Lorain Road <br />This was proposed as dividing one parcel, which included the Vitamin Shoppe and Ashley <br />Furniture store, into two separate parcels so each building would be on its own parcel. Two <br />variances were identified as necessary — one related to area and the other to lot width. These <br />variances were approved by the BZBA. Approval of the lot split was recommended. <br />A question was asked about the variances, which was explained that the first was a lot -width <br />variance for the driveway from the furniture store to Lorain Road, which was about nine feet <br />short of the required 60 feet. The second variance was for the area of the smaller parcel, which <br />needed and additional 2,500 square feet due to the driveway configuration. Further questions <br />clarified that any expansion plans would need to adhere to setback requirements and potentially <br />require additional variances. It was also discussed that the Vitamin Shoppe operates under a legal <br />non -conforming status due to zoning changes made in 2016. The lot split aimed to provide <br />flexibility for the assets, with both lots currently occupied, and no significant traffic changes <br />anticipated. <br />Mr. David motioned to approve 54-2024: Vitamin Shopper 26532 Lorain Road: seconded by Mr. <br />Peeples. <br />Motion Passed 6-0 <br />ORD. NO. 2024-51 <br />An ordinance amending section 1 118.13 of the Planning and Zoning Code <br />ORD. NO. 2024-52 <br />An ordinance amending section 1139.03 of the North Olmsted Zoning Code entitled "Scheduled <br />Uses" <br />
