PLANNING & DESIGN COMMISSION <br />CITY OF NORTH OLMSTED <br />MEETING MINUTES OF SEPTEMBER 25, 2024 <br />ROLL CALL <br />Mr. David called the meeting to order at 7:00 p.m. <br />Present: Tom David, Humberto Olivos, Cary Peeples, Matt Marrie, Paul Shymske, Jose Leon <br />Staff. Director Max Upton, City Engineer Jeff Filarski, Director of Law Bryan O'Malley <br />Administrative Assistant Lyn Wilson <br />MEETING MINUTES <br />Mr. David motioned to approve the meeting minutes of September 11, 2024. All in favor none <br />opposed. <br />NEW BUSINESS <br />153-2024; George Davis; Brookpark & Grace <br />The proposal involved the consolidation of four parcels totaling 6.8529 acres. The Director <br />presented a report indicating that the consolidation was linked to a development plan for <br />townhomes that were under construction, specifically noting that this consolidation occurred <br />after the development plan was approved. <br />The City Engineer detailed the specifics of the consolidation, which combined four separate <br />properties, one of which contained a home, into a single 6.8 -acre parcel to facilitate the <br />construction of the townhomes. Approval was recommended, pending the county surveyor's <br />approval, which had not yet been received. <br />Another official clarified the commission's role, emphasizing the importance of reviewing the <br />lot's attributes regardless of zoning or use. The lot was deemed to meet code requirements, and <br />approval was recommended. It was noted that this was a final approval from the commission, not <br />just a recommendation to the city council. <br />A resident expressed curiosity about the consolidation, which was explained as a measure to <br />support the apartment complex being developed on the site. Clarifications were provided <br />regarding the nature of the consolidation, confirming it was merely for tax purposes and that the <br />previously approved development plan would remain unchanged. <br />Following a discussion, a motion was made to approve the proposal, with a final reminder that <br />the approval was contingent upon receiving the county surveyor's approval. <br />Mr. David motioned to approve 153-2024; George Davis; Brookpark & Grace; seconded by Mr. <br />Olivos. <br />
