4; <br /> BUILDING & ZONING BOARD OF APPEALS <br /> CITY OF NORTH OLMSTED <br /> MEETING MINUTES FOR SEPTEMBER 22,2025, <br /> ROLL CALL <br /> Mr. Papotto called the meeting to order at 7:05 p.m. in Council Chambers. <br /> Present: Bob Papotto, Roxana Galateanu,Neil Ammons <br /> Absent: Ralph Mackey <br /> Staff: Building Coordinator Katie Seeley, Law Director Michael Gareau,Administrative <br /> Assistant Lyn Wilson <br /> Prior to the start of the meeting, Board Chair Mr. Papotto informed the applicants that only three <br /> members were present. He explained that, for any variance to be approved, all members would <br /> need to vote in favor; otherwise,the motion would be denied. The applicants were given the <br /> option to table their variance request until the next meeting,when an additional board member <br /> would be present. <br /> Mr. Ammons made a motion to table 268-2025; Lori Moran; 5079 Porter Rd. until the next <br /> scheduled meeting; seconded by Ms. Galateanu. All in favor none opposed. <br /> MEETING MINUTES <br /> The meeting minutes of August 11,2025,were submitted for approval. All in favor; none <br /> opposed. <br /> RESIDENTIAL APPEALS AND REQUESTS <br /> 304-2025; Andrew Mortensen; 5148 Whitethorn Ave. <br /> The Board reviewed a request for a seven-foot variance to allow a detached garage to be located <br /> eight feet from the dwelling instead of the required fifteen feet. The applicant sought to reuse the <br /> existing garage pad from the previously demolished structure, citing cost and practicality. Staff <br /> noted the lot was small and supported the request due to limited relocation options. Discussion <br /> confirmed that reusing the existing pad would not create a rear yard setback issue and that the <br /> reduced distance was a zoning matter,not a building code concern. <br /> Mr. Ammons made a motion to approve; 304-2025; Andrew Mortensen; 5148 Whitethorn Ave.; <br /> seconded by Ms. Galateanu. <br /> Motion Passed:3-0 <br /> 306-2025; Mercedes Lux; 5854 Stearns Rd. <br /> 1 <br />
