Accessory eommeFeial uses shall be integrated into the <br />primary buildings or common areas of the senior residence development. <br />113 8.05 AREA REGULATIONS <br />In a Senior Residence District, land and structures shall be developed and maintained in <br />accordance with the following regulations. <br />(a) Development Area. The minimum development area in the Senior Residence <br />District shall be two (2) acres. Further, the lot area <br />shall not be less than: <br />(1) For single family cluster independent living units, 7,260 square feet per <br />dwelling unit, and <br />(2) For multiple family residences and residential nursing homes, 2,200 <br />square feet per dwelling unit. <br />(b) Lot Coverage. The ground floor area of all main and accessory buildings shall <br />not exceed thirty (30) percent of the total lot area. <br />(c) Attached Units. Density. Density of single family elusteF independent living <br />. Not more than three €o" single <br />family cluster units may be attached in any building group. The density of -a <br />SenioF Residenee GenteF Shftll not exeeed twenty five (25) units per- aer-e. <br />1138.06 HEIGHT REGULATIONS <br />In a Senior Residence District, structures shall be developed in accordance with the <br />following regulations. <br />(a) The height of any permitted building under 1138.03(a)(1) shall not exceed two <br />stories. <br />(b) The height of any permitted building under 1138.03(a)(2) or 1138.03(a)(3) shall <br />not exceed four stories or 45 feet above average grade surrounding the building. <br />whichever is less. Elevator housings or other rooftop mechanical equipment may <br />extend not more than ten feet above the top of any building, shall be substantially <br />set back from all main building walls, and shall be designed as an integral part of <br />the building or enclosed with similar architectural treatment as the main building <br />walls. <br />1138.07 SETBACK REGULATIONS <br />Buildings, parking and drives and paFldng- areas shall be designed, improved and <br />maintained in accordance with the following regulations. <br />(a) Front Setback. Building setback shall be measured from street right -of -way of <br />dedicated streets or from the nearest edge of pavement of private drives. <br />(1) Senior Residence Center -- 100 feet or 75 feet if there is no parking in <br />front yard <br />(2) Single Family Cluster Units - 50 feet on arterial and collector roads, 35 <br />EXHIBIT B <br />
