develop such lot. Land and buildings shall be designed, improved and maintained in accordance <br />with the following recommendations: <br />(a) Grassed yards, woods or other approved natural vegetation, lakes or landscaped <br />areas shall cover all areas not occupied by buildings, approved outdoor recreation <br />areas or paving, and in no event shall such grassed yards, woods, natural <br />vegetation, lakes or landscaped areas total less than thirty percent of the total site <br />area. <br />(b) Visual screening shall be required for any side or rear parking area adjacent to any <br />residential district. Such visual screening shall consist of dense plant materials, or <br />a combination of plant materials and earth mounds, reasonably substantial and <br />clearly sufficient to minimize the neighbors' view of the parking area, provided <br />such screening is recommended by the Planning and Design Commission and <br />approved by City Council at the time of site plan approval. <br />(c) All improved landscaped areas shall be irrigated. <br />113 8. 10 PARKING REGULATIONS <br />Parking in any Senior Residence District shall be provided in accordance with the <br />following schedule. <br />(a) For uses permitted under Section 1138.03(a)(1), two enclosed parking spaces <br />shall be provided for each dwelling unit, of whie ' o ne spa ll be <br />enelesed. <br />(b) For independent units permitted under Section 1138.03(a)(2), one parking space <br />shall be provided for each unit plus one parking space for each employee of the <br />largest shift. <br />(c) For assisted living units permitted under Section 1138.03(a)(2) and for nursing <br />care facilities permitted under Section 1138.03(a)(3), one parking space shall be <br />provided for each five beds plus one parking space for each employee of the <br />largest shift. <br />(e) If the number of parking spaces required by this section is expected to exceed the <br />number required by actual usage, the Planning and Design Commission may <br />permit construction of the lesser number of spaces, provided that the additional <br />area necessary to provide the number required by this section shall be reserved <br />and held as open space, exclusive of required setbacks, for future construction of <br />parking spaces if the City determines that such additional spaces are necessary to <br />accommodate increased usage. <br />1138.11 SIGNAGE REGULATIONS <br />In a Senior Citizen Residential District, all signs shall be erected, maintained, altered or <br />moved in accordance with the provisions of Chapter 1163. <br />1138.12 PROCEDURES FOR SENIOR RESIDENCE DEVELOPMENT <br />EXHIBIT B <br />
