Subject to the requirements of this chapter, a developer shall follow the procedures and <br />development review process described in Chapter 1126. <br />1138.13 PHASED DEVELOPMENT <br />A developer, having obtained final approval of a development site plan, may accomplish <br />the development in progressive stages as may be approved by the Planning and Design <br />Commission and City Council. <br />1138.14 AMENDMENT TO PLANS <br />At any time after the approval of a site plan of a senior residence development area, the <br />owner or owners may request an amendment of their plans. The request for such amendment <br />shall be filed with the Building Official and one copy filed with the Clerk of Council. <br />(a) If such amendment is in substantial agreement with the approved development <br />area site plan, it shall be reviewed as an amendment "essed by the Planning <br />and Design Commission. <br />(b) Should such amendment represent a departure from the intent of a prior approval <br />in terms of: <br />(1) Building location and arrangement; <br />(2) Street alignment; <br />(3) Intensity of use (density); <br />(4) Land use arrangements; <br />(5) Area and parking requirements; and <br />(6) Architectural design, <br />then owner or its representative shall be required to submit a new development <br />application to the City in accordance with the requirements of Chapter 1126 of <br />this Zoning Code, and all other applications provisions of all other City <br />ordinances. <br />EXHIBIT B <br />
