85 Senior Residence District (SR) 1138.07 <br />(a) Building setback measured from street right -of -way; <br />(b) Apartment buildings constructed in a Senior Residence District shall not exceed <br />four stories or 45 ft., whichever is less. Mechanical space for building equipment <br />placed on the roof of an apartment building may be allowed above the maximum <br />height specified, provided that such mechanical space is set back a minimum of 15 <br />feet from any exterior wall, does not exceed eight feet in height and is adequately <br />screened from view, provided further that such mechanical space and screening are <br />approved by the Planning Commission. <br />(c) Front yard depth may be reduced to seventy -five feet if no off - street parking is <br />located in the front yard. <br />(d) Side yard dimensions shall be a minimum of 10 ft. or one & one half times the <br />height of the structure, whichever is more. The Planning Commission may reduce <br />these requirements if abutting properties are to be developed for use by the elderly. <br />(e) Rear yard dimensions shall be determined by the formula set forth in Section <br />1137.07. The Planning Commission may reduce the rear yard requirements if it is <br />determined that there is no significant adverse impact on the abutting properties or <br />if the abutting properties are to be developed for use by the elderly. <br />(f) Buildings fronting in major arterial, collector and local collector streets shall have a <br />setback of fifty feet. Buildings fronting on local streets shall have a setback of <br />thirty -five feet. Building setback shall be measured from the street right -of -way for <br />dedicated streets or from the nearest edge of pavement of private drives. <br />(g) Single family cluster dwellings shall be set back not less than thirty -five feet from <br />any adjacent single family side or rear lot line. The Planning Commission may, <br />however, vary such setback distance if it determines that the intent of this chapter <br />will be adequately met. The minimum distance between single family units and <br />buildings of attached units shall be ten feet. Not more than four single family <br />cluster units may be attached in any building group. <br />(Ord. 94 -95. Passed 12- 12 -94.) <br />1138.06 PARKING. <br />Parking in any Senior Residence (SR) District shell be provided in accordance with the <br />following schedule: <br />Apartment One space per dwelling unit plus one <br />space for each employed. <br />Single family cluster <br />(attached and detached) Two spaces per unit with one enclosed. <br />The design and construction of off - street parking areas shall be determined by the City <br />Engineer. Additional guest off - street parking may be required as determined by the Planning <br />Commission. (Ord. 94 -95. Passed 12- 12 -94.) <br />1138.07 DWELLING UNIT SIZE. <br />The minimum floor area of dwelling units in any Senior Residence (SR) District shall be as <br />indicated in the following schedule: <br />Apartment Minimum Floor Area (square feet) <br />One bedroom unit 500 <br />Two bedroom unit 650 <br />Efficiency 400 square feet minimum <br />1995 Replacement <br />
