ok., : <br />Lot Area Maximum Accessory <br />Storage Building Size* Maximum Accessory <br />Storage Building Height <br />Up to 10,850 sq ft 80 sq ft 8 ft <br />10,851 to 21,780 sq ft 120 sq ft 9 ft <br />21,781 to 43,560 sq ft 200 sq ft 10 ft <br />43,561 to 87,120 sq ft 300 sq ft 12 ft <br />Over 87,120 sq ft 400 sq ft 12 ft <br />* Accessory buildings over 200 square feet in size are required to be constructed on a <br />masonry/cement foundation and meet the drainage requirements of the Engineering <br />Department. <br />(2) Maximum height of other accessory structures shall be 12 feet. <br />(3) The total area of a detached garage, accessory storage building and other accessory <br />structure, such as a deck, swimming pool, pavilion or gazebo, shall not exceed more than <br />twenty percent (20%) of the rear yard area on which such building(s) or structure(s) is <br />located. <br />(4) No part of any accessory building or structure shall be located within a recorded utility <br />easement or drainage swale, or in such a manner that hinders the free flow of stormwater <br />ar hinders the maintenance of stormwater control structures as determined by the City <br />Engineer. <br />(5) Any accessory building or structure shall be set back not less than five feet from a side lot <br />line and five feet from a rear lot line. <br />(6) On a corner lot, any accessory structure shall be set back not less than the required front <br />building setback for the abutting lot on the side street. <br />(7) Floodlights, search lights, loudspeakers or similar structures shall not be erected or used <br />in any Residence District unless approved by the Building Official. <br />(e) Animal Shelter. Accessory buildings designed, built, altered or used to house domestic fowl <br />or animals provided that it is located so that no part of the same shall be within ten feet of any <br />rear or side line of the lot on which the same is located and within 200 feet of a dwelling on any <br />adjacent lot or within 200 feet of the source of any private water supply or any street line. <br />Shelters for dogs shall not be subject to the foregoing requirements as to location except that the <br />same shall be confined to the rear yard area. <br />( fl Fences. <br />(1) A fence not exceeding six feet in height may be placed along any side or rear property <br />line providing it does not extend nearer the street line than the front building line, except <br />that fences in which at least fifty percent (50%) of the face is open may be established <br />from the front building line to the street line and on the street line provided the same does <br />not exceed thirty inches in height at any time. No electrified or barbed wire fence shall be <br />erected or installed at any location. <br />(2) A six foot high fence may be constructed on a corner lot in the rear yard provided that the <br />same is located at the required front building setback of the abutting lot on the side street. <br />
