<br />Thence along the Western line of said lands of Conroy, bearing South 01°11'58" West, a <br />distance of 70.07 feet to an iron pin set thereon; <br />Thence parallel to the centerline of Kennedy Ridge Road, bearing South 88°28'07" West, <br />a distance of 40.86 feet to an iron pin set; <br />Thence at a right angle and perpendicular to the centerline of Kennedy Ridge Road, <br />bearing North 01 °31'53" West, a distance of 140.00 feet to an iron pin set; <br />Thence at a right angle and parallel to the centerline of Kennedy Ridge Road, bearing <br />North 88°28'07" East, a distance of 50.00 feet to an iron pin set on the Western line of <br />aforesaid Parcel "A" and the PRINCIPAL PLACE OF BEGINNING containing 0.1458 <br />acres of land, more or less but subject to all legal highways and all covenants and <br />agreements of record. <br />Bearings are based on an assumed meridian and are used herein to indicate angles only. <br />This legal description was prepared based on a survey under the supervision of Kiran C. <br />Patel, P.S.
