<br />(76) "Stable (private)" means a structure with a total capacity for not more <br />than four animals. <br />(77) "Stable (public)" means a structure with a capacity for more than four <br />animals. <br />(78) "Utility room" means a room at or above or not more than four feet <br />below the finished ground elevation in a dwelling and used or designed to house <br />equipment used for laundry, heating or other related purposes." <br />BE AMENDED, AND, AS AMENDED, SHALL READ IN ITS ENTIRETY AS <br />FOLLOWS: <br />"1115.02 GENERAL TERMS. <br />As used in this Zoning Code: <br />(1) "Aesthetics" means a design term that describes the visual quality of <br />buildings and spaces. <br />(2) "Agriculture" means purposes including farming, dairying, pasturage, <br />horticulture, floriculture, viticulture, divaculture and animal and poultry <br />husbandry, and the necessary accessory uses for packing, treating or storing of <br />produce. <br />(3) "Alteration" means changes made to a building or structure, including <br />the construction of additions. Normal maintenance and repairs are not considered <br />to be alterations. <br />(4) "Berm" means an earth mound that is designed to serve as a visual <br />buffer. <br />(5) "Board" means the Board of Zoning Appeals. <br />(6) "Buffer zone" means a zone in the form of a strip of land, usually a <br />landscaped open area, designed to separate incompatible land uses. <br />(7) "Building Code" means the ordinance adopted by the City that prescribes <br />minimum standards for the construction of buildings within its boundaries. <br />(8) "Building Official" means the official, or his authorized representative, <br />charged with the administration and enforcement of the Zoning Code and other <br />ordinances, laws, rules and regulations relating to the use, erection, construction, <br />alteration and repair of any buildings, structures and equipment therefor or the use <br />of the land. <br />(9) "Building permit" means a permit that the Municipality issues befare <br />such activities as construction, substantial rehabilitation or alteration can legally <br />take place. <br />(10) "Bylaws" means a set of rules that provide for the organization and <br />ongoing operations of a legal body or entity, such as a homeowner's association. <br />(11) "Centralized sewerage system" means that individual lots are connected <br />to a common disposal system whether publicly or privately owned and operated. <br />(12) "City" means the City of North Olmsted. <br />(13) "Clerk" means the duly acting Clerk of Council. <br />(14) "Cluster development" means a development approach in which building <br />lots may be reduced in size and buildings sited closer together, usually in groups <br />or clusters in accordance with the provisions of this Code. <br />(15) "Code" means the Zoning Code of the City of North Olmsted. <br />(16) "Commission" means the Planning Commission. <br />(17) "Common area" means land, facilities and other improvements that are <br />owned and used jointly by groups of property owners. <br />(18) "Condominium." See Ohio R.C. 5311.01. <br />(19) "Council" means the legislative body of the City. <br />(20) "Country club" means property operated not for profit but for the benefit <br />of a defined membership offering facilities for outdoor recreation including, but <br />6 <br />
