which at the time of loss permits waiver or bar of insurance subrogation in advance of loss without <br />impairment of coverage. Tenant agrees to use chair pads under all chairs with casters. Failure to do <br />so will make tenant liable for all wear and tear to carpeting and responsible for replacement of <br />damaged carpeting. <br />Surrender of Premises upon Termination <br />20. Tenant shall deliver up and surrender to Landlord possession of the premises hereby leased <br />upon expiration of this Lease or its termination in any manner in as good condition and repair as the <br />same shall be at the commencement of said term, excepting only ordinary wear and tear, loss by fire, <br />the elements, war, civil commotion or other insured casualty, and losses or damages the repair of <br />which are Landlord's responsibility hereunder; and Landloxd shall have the right to enter the <br />premises at reasonable tunes during the term hereof to make any alterations or repairs to the <br />building which Landlord may deem necessary or appropriate for its safety and preservation. "I'his <br />right of entry, however, shall be subject to all reasonable security regulations for purposes of <br />national defense issued either by the Tenant or by the United States Government or any of its <br />agencies. Landlord is not responsible for any possessions left y Tenant after termination of Lease <br />and surrender of said premises. During the last six (6) months of the term of this lease, Landlord <br />shall have the privilege of entering the premises for the purpose of inspecting and exhibiting said <br />premises and putting up the usual notice "to rent" or "for sale", which notice shall not be removed, <br />obliterated, oY hidden by tenant. <br />Signs: <br />21. Tenant covenants and agrees that it will not permit or cause to be placed on the outside or <br />inside of the building ox elsewhere on LandloYd's premises any signs, notices or other media of <br />adi-ertising, except only for those installed by Landlord or as approved in writing in advance bti- <br />I.andlord. <br />Parking: <br />22. Landlord agrees that it will provide free parking to Tenant. Tenant and its employees are to <br />park on the side and in the rear parking areas only. Parking areas in the front of the building arc <br />reserved for invitees of Tenants. <br />Tenant's Possession: <br />23. Taking possession of the demised premises by Tenant shall be conclusive evidence that the <br />premises were in good order and in satisfactory condition when tenant took possession. Landlord <br />hereby covenants and agrees that if Tenant shall prompdy and faithfully perform all of the <br />covenants and agreements herein stipulated to be performed on Tenant's part, Tenant shall at all <br />times during said term have the peaceable and quiet enjoyment of said premises without hindrance <br />or claim from Landlord or any persons lawfully clauning said premises. <br />Construction: <br />24. It is mutuall,y agreed that this lease and all matters arising under or in relation to it shall be <br />constructed under the laws of the State of Ohio. All rights and remedies hereunder shall be <br />cumulative and independent, and may be exercised concurYently or separately. Whenever under this <br />lease provisions are made for Landlord or Tenant to procuxe the written consent or approval of the <br />other, such consent or approval shall not be unreasonably withheld. <br />Insurance: <br />25. Tenant shall not do anything in or about the premises which will in any way tend to increase <br />the insurance rates on said premises and/or building or land of which they are a part Tenant shall <br />pay as additional rental any increase in pxemiums from insurance which may be charged during the <br />term of this lease on the amount of insurance carried by Landlord on said premises, resulting from <br />acavities carried on or occupancy of said premises by tenant, whether or riot Landlord has <br />consented to same. Tenant shall during the entire term hereof, keep in full foYCe and effect suitable <br />bodily injury and properry damage liability insurance or self-insurance extending to Landlord as to all <br />space occupied by tenant hereunder, and Tenant shall provide satisfactory proof thereof to Landlord <br />upon demand. <br />26. This lease and all the terms and provisions hereof shall inure to the benefit of and be binding <br />upon the paxties hereto, their successors, heirs, executors and assigns. The parties hereto agree that <br />this Lease will not be recorded, but they will execute a short form instrument upon demand b}' <br />either for recording purposes, setting for the term of the lease and the premises leased. <br />5
