The maximum density for buildings within the District shall be: <br />Units/Acre <br />Multiple family 15 <br />Elderly housing 40 <br />Cluster single-€amily 6 <br />( fl Retail Uses. Retail buildings sha11 not occupy more than twenty percent (20%) of the <br />buiidable area within any development area. <br />1149.07 PRELIlVIINARY LAND USE PLAN. <br />(a) Mixed Use Districts A. B and C. The owner or owners of any parcel of land of the <br />minimum size required by Section 1149.02 may submit to Council a preliminary land use <br />plan for the use of all of such parcel of land. If such parcel is part of a contiguous <br />undeveloped land belonging to the same owners, the preliminary plan sha11 include all such <br />undeveloped land. The preliminary plans shall set forth the proposed public streets and <br />areas to be developed to specific land uses. Council shall, upon the receipt of the <br />preliminary use plan, refer the plan to the Planning Commission for its recommendation. <br />The Commission shall, within sixty days from the date of refertal by Council, recommend <br />the approval, modification, amendment or rejection of the preliminary land use plan. In the <br />event the Commission does not within such sixty-day period take any action, it shall be <br />assumed to have approved the preliminary land use plan. Upon receipt of the report and <br />recommendation of the Commission or upon the expiration of such sixty day period, <br />Council may approve, or approve as modified or amend, or reject the preliminary land use <br />plan. No action sha11 be taken for the development of the parcel until Council approval, <br />and then only in accordance with such approval. <br />(b) Mixed Use District D. The owner or owners of any parcel or parcels of land of the <br />minimum size required by Section 1149.02 may submit to Council a preliminary land use <br />plan for a11 of such parcel or parcels of land. Such land use plan sha11 depict all parcels of <br />land included within the proposed development and all other parcels of land which either <br />abut the development area or are located within 1,000 linear feet of any boundary line of <br />the development area. The preliminary plans shall set forth the proposed public streets and <br />areas to be developed to specific land uses. Council shall, upon the receipt of the <br />preliminary use plan, refer the plan to the Commission for its recommendation. The <br />Commission shall, within sixty days from the date of referral by Council, recommend the <br />approval, modification, amendment or rejection of the preliminary land use plan. In the <br />event the Commission does not within such sixty-day period take any action, it shall be <br />assumed to have approved the preliminary land use plan.
