<br />ITEM SIX: Obligations of the Parties <br />Pursuant to the Purchase Agreement, the obligations of the parties with regard to land <br />improvements and landscaping are as follows: <br />l. Seller's Responsibilities: <br />a. Seller shall be responsible for replacing/relocating the 30' main trade sign <br />and the two (2) 20' single fixture light poles presently located on the <br />property. <br />b. Seller shall be responsible for replacing/relocating the two brushed <br />aluminum flagpoles with fixtures presently located on the property. <br />2. Purchaser's Responsibilities: <br />a. Purchaser shall be responsible for replacing any damaged concrete curbing <br />as a result of the Clague Road widening project. <br />b. Purchaser shall be responsible for replacing any damaged concrete and <br />asphalt paving as a result of the Clague Road widening project. <br />c. Purchaser shall be responsible for replacing any damaged landscaping or <br />decorative stones (in a manner consistent with the current layout of the <br />station and surrounding area) as a result of the Clague Road widening <br />project. <br />d. Purchaser shall be responsible for relocation of displaced fire hydrant. <br />e. Purchaser sha11 be responsible for replacing the cast iron manhole cover. <br />ITEM SEVEN: Maintenance of Entrance/Exits <br />Notwithstanding that the attached site plan for this Project ("Site Plan") does not <br />display the two existing entrance/exits on Lorain Road, Purchaser agrees to allow both <br />3 <br />.
