(a) Following signing of contract, deed, easement and dedication plat, and upon <br />authorization by City Council and Director of Finance -$5,600.00. <br />ITEM FIVE: Evidence of Title <br />Seller shall convey good and marketable title to said property by furnishing Purcha.ser with <br />a general warranty deed to said property. Said deed shall release dower rights, if any, and sha11 <br />state that said property is being conveyed free and clear of all liens and encumbrances whatsoever, <br />except (a) restrictions of record and any conditions, reservatians and easements created in <br />conjunction with such restrictions; (b) zoning ordinances, if any, and (c) taxes and assessments, <br />both general and special, for the current half of the taxable year and thereafter. <br />ITEM SIX• No Escrow <br />No escrow sha11 be established for the closing of this transaction. Purchaser shall pay a11 <br />costs associated with the transaction. All documents necessaxy for the completion of this <br />Agreement shall be submitted by Seller to Purchaser at the signing of this Agreement.
