The plans for all utility installations and connections. <br />(6) Parking?areas. A layout and the number of spaces, design of features and <br />type of pavement. <br />(7) Traffic impact analysis. Depending upon the type and magnitude of the <br />proposed development, the Commission may require that a traffic impact <br />analysis be prepared by a professional traffic engineer. <br />(8) Tree Preservation/Removal Plan. The proposed addition or removal <br />of trees subject to Chapter 950 or as otherwise required or proposed <br />by landscaping plans, including shade trees that may be instalted <br />within the right of way. <br />(8)(9) Miscellaneous. Other srte development elements, including grading and <br />drainage patterns, designs of landscaped yards, planting areas, including <br />shade trees and planter bozes proposed on treelawn and screening <br />adjoining residential areas. <br />(b) If the Commission finds the plans are in accordance with this Zoning Code and <br />other ordinances of the City, the development plan may be submitted to the Architectural Board <br />of Review for study and approval. The plan may be modified by the same procedure. No <br />building permits shall be issued by the Building Official until such development plan has been <br />approved as provided herein. <br />(c) Failure to secure a building permit for all or an independent component of the <br />plan within one year after approval by the Commission shall void the plan as approved, unless <br />an extension of time is approved by Council. <br />SECTION 2: That any Ordinance, or any part of any Ordinance, inconsistent or in <br />conflict with this Ordinance is, to the extent of any such inconsistency or conflict, hereby <br />repealed. <br />SECTION 3: That this Ordinance shall take effect and be in force from and after the <br />earliest period allowed by law. <br />PASSED: <br />First Reading: /0 ? ? !? _' <br />Second Reading: 45 0 ? <br />Aird Reading: d.A-Cc.• ? a? o i' <br />Committee: i? <br />ATTEST.• <br />BARBARA L.
