Upon the termination of the Lease by reason of the expiration of the term thereof, or because of the lessee's failure, refusal, or inability to complete "the Project", as described and defined therein, as required by the Lease within the period provided in Section 3 thereof, or upon the termination of the Lease by mutual agreement a•L1, of the right, title and interest conveyed hereby shalt automatically terminate and revert to Grantor, its successors and assigns. Grantee, for itself and its successors and assigns, undertakes and agrees by its acceptance hereof to execute and deliver to Grantor, its successors and assigns, in that event, appropriate conveyances or releases to confirm the termination of the Lease and such right, title and interest in the premises conveyed hereby.
