<br />1215.01 Approval of Plans
<br />Detailed drawings,of off-street parking and loading facilities shall be
<br />submitted for approval to the Building Official before an application for
<br />a building permit is approved, except that such drawings shall not be
<br />required for the development of one and two-family dwellings. The
<br />drawings shall show each space, the dimensions and descriptions of
<br />all features enumerated in Chapters 1213 and 1214. The Planning
<br />Commission may require structural or landscape features, such as
<br />bumper guards, curbs, walls, fences, shrubs, ground cover, or
<br />hedges to further the intent and purposes of the Zoninq Ordinance.
<br />The Planning Commission and the City Council shall, with the ex-
<br />ception of one and two-family dwellings, review and approve all
<br />plans for off-street parking and loading facilities.
<br />Section 16. That Ordinance No. 62-33, enacted june 19, 1962, Section 1231.02
<br />Y Sub-Paragraph B) entitled " Additions, " now reading as follows :
<br />1231.02 Additions
<br />( B)"A nonconforming building shall not be altered, added to, or enlarged
<br />unless the additions and original building are made to conform to the
<br />yard, coverage and height regulations of the district in wh#ch it is
<br />located, except that a nonconforming building may be altered, modern-
<br />ized or enlarged provided that the alterations and enlargements conform
<br />to all of the yard, coverage and height regulations, upon the issuance
<br />of a special permit of the Zoning Board of Appeals as provided in Section
<br />1133.12 of the Codified Ordinances, a nonconforming dwelling may be
<br />altered, modernized or enlarged provided the alterations and enlarge-
<br />ments conform to all the yard regulations. "

<br />of a" Special Permit " of the Zoning Board of Appeals as provided for
<br />in Section 1133.12 of the 7oning Code of North Olmsted.
<br />( 3) A non-conforming dwelling may be altered, modernized, or enlarged
<br />provided the alterations and enlargements conform to all the yard
<br />regulations and setback requirements.
