any person or caused in any manner whatsoever; <br />provided, however, nothing herein shall relieve <br />Lessor from its own negligent or willful acts or <br />omissions. <br />20. Reversion; Surrender to Lessor. Upon the <br />expiration of the original lease term, title to the <br />improvements constructed on the demised real estate shall <br />automatically revert to Lessor, subject to Lessee's rights <br />of renewal of this lease set forth in Paragraph 2. B. <br />above. At the expiration of the term, or in the event of a <br />forfeiture or termination before the normal expiration, <br />Lessee shall peaceably and quietly deliver up the demised <br />real estate, together with all improvements thereon, to the , <br />Lessor in as good condition as they now are, or may <br />hereafter be put, reasonable use and ordinary wear and tear <br />excepted. tiowever, Lessee may remove all of Lessee's <br />equipment and trade fixtures from said real estate. Anv <br />equipment or trade fixtures of Lessee not removed by Lessee <br />within sixty (60) days after repossession of the demised <br />real estate, whether at the expiration of the lease term or <br />otherwise, shall be considered abandoned by Lessee and may <br />be appropriated, sold, destroyed or otherwise disposed of <br />upon prior notice to Lessee, and Lessee will pay Lessor, <br />upon demand, all costs and expenses incurred by Lessor in <br />removing, storing or disposing of any of Lessee's <br />equipment. Lessee shall immediately repair any damage <br />caused by any removal of Lessee's equipment and trade <br />fixtures. <br />21. Quiet Possession.
