Further, Lessee shall promptly pay and <br />discharge any and all legal claims and judgments <br />arising from, connected with or growing out of the <br />use, misuse or condition.of said demised real <br />estate, or the making of any alterations, <br />improvements or repairs thereon. <br />B.
