• , <br />title to Lessor of the improvements to be constructed by <br />Lessee as set forth in Paragraph 22. below, the term <br />"demised real estate" shall include such improvements. <br />C. Right to Terminate. In the event the cable <br />franchise granted Lessee by the City of North Olmsted is <br />validly revoked or terminated pursuant to the Franchise <br />Agreement between Lessor and Lessee dated July 21, 1980 or <br />the Enabling Ordinance No. 80-29 adopted by the City of <br />North Olmsted referred to hereinabove, or pursuant to law, <br />this lease shall be terminated without further liability to <br />either party. <br />3. Rent. In consideration of said demise, Lessee <br />covenants and agrees to pay to Lessor, as rent for the use <br />of said demised premises for the term hereof, the sum of <br />Nine Thousand Dollars ($9,000) per year, in equal monthly <br />installments of Seven Hundred Fifty Dollars ($750.00) each, <br />payable in current legal tender of the United States of <br />America, as the same is then by law constituted. Al1 such <br />sums are due and payable in advance, on the first day of <br />each and every calendar month during said term, at 5206 <br />Dover Center Road, North Olmsted, Ohio 44070, or at such <br />other place as Lessor may in writing designate. If this <br />lease commences other than on the first day of.the month, <br />the rent shall be prorated based on the part month in <br />question. <br /> <br />4. Use.
