• ?,?. ,,,.0? <br /> <br />k <br />parking of Lessee's cars and service vehicles; and (iii) <br />Parcel No. 3 shall be used primarily for the installation of <br />Lessee's receiving equipment, head-end facility, earth <br />station, tower, etc. <br />In addition, the Lessee shall have the right to use the <br />demised real estate for all activities necessary or <br />incidental to the operation of a franchise cable system; <br />provided, howevert the demised real estate and improvements <br />to be constructed shall be constructed and used at all times <br />_in accordance with the rules, regulations and ordinances of <br />the City of North Olmsted. <br />5. Taxes and Other Charges Payable by Lessee. Said <br />Lessee agrees, in addition to.the rent hereinbefore provided <br />and as a part of the consideration for this lease, to bear, <br />pay and discharge, at Lessee's own cost and expense and as <br />promptly as the same shall become due (and before any <br />penalty is added thereto or imposed thereon because of <br />nonpayment), all legal taxes, assessments (both general and <br />special), levies, license fees, dues, ministerial rents, <br />water rents, excises, rates, charges, imposts, penalties and <br />charges, general and special, ordinary and extraordinary, of <br />whatever name, nature and kind, which are now, or may <br />hereafter be, levied, assessed, charged or imposed, or which <br />are or may hereafter become a lien upon the premises hereby <br />leased, the use or occupation thereof, the buildings and <br />improvements now or hereafter thereon, or upon the owner or <br />occupants in respect thereof, and the estate hereby created, <br />or upon said premises. This paragraph shall apply to all <br />taxes, assessments, etc., attributable to the term of this <br />lease. <br />- 4 -
