provided it is so located that no part of the same shall <br />be within twenty (20) feet of a dwelling on the same lot <br />or any adjacent lot or within five (5) feet of any <br />property line of the lot on which the same is located <br />and further provided that any garage or garages in <br />combination with any other detached building shall not <br />exceed a total of seven hundred fifty (750) square feet. <br />(2) A private garage, attached by a common wall within <br />the livable floor area of a dwelling or connected to the <br />dwelling by means of a covered or enclosed area, or a <br />carport, which, for the purpose of determining the <br />setback, rear and side yard requirements only, shall be <br />considered part of the dwelling. <br />(D) (1) A building detached from the dwelling used for <br />storage and commonly referred to as a tool shed, <br />constructed on land wherein the existing garage is <br />detached or where no garage exists subject to the <br />following specifications: <br />Rear Lot Size Shed Max. Combined Garage & <br />Floor Area Shed Floor Area <br />2,000 - 4,500 Sq. Ft. 80 Sq. Ft. 570 Sq. Ft. <br />over 4,500 Sq. Ft. 100 Sq. Ft. 750 Sq. Ft. <br />(2) A building detached from the dwelling used for <br />storage and commonly referred to as a tool shed, <br />constructed on land wherein the existing garage is <br />attached as specified in 1151.05C(2) hereof subject to <br />the following specification: <br />Rear Lot Size Shed Max. Floor Area <br />2,000 - 4,000 Sq. Ft. 80 Sq. Ft. <br />over 4,000 Sq. Ft. 100 Sq. Ft. <br />(3) The construction or erection of a tool shed as <br />specified in both D(1) and D(2) hereof are subject to <br />the following additional requirements: the maximum <br />height limitation on any structure shall be eight (8) <br />feet; no part of said shed shall be constructed closer <br />than five (5) feet from any lot line; said shed shall be <br />constructed so as to have one wall no more than ten (10) <br />2 <br />
