r <br />T . <br />the necessary actions leading to the utilizatian of Parcel D far full <br />service hotel purposes, including negotiating with national hotel chains ? <br />for the purpose of entering into an arrangement with one of them to aperate <br />a hotel on Parcel D. In the event after making reasonable effarts to <br />develop Parcel D for hotel purposes Plaintiffs ascertain that such ' <br />development will be economically unfeasible, they will notify the Mayor of ? <br />the City of North Olmsted, setting forth with garticularity the e€forts ' <br />made and specifying their reasons for determining that hotel development of ' <br />Parcel D is economically unfeasible; and Plaintif£s may then proceed to develop Parcel D for office use in accordance with the alternate pravisions <br />of paragraph 5 of these Stigulations. <br />7. Plaintiffs and Defendant at Plaintiffs' expense shall jointly agree <br />upan and retain a traffic expert to establish appropza.ate access to the <br />Property, from Great Northern Baulevard only, and tQ recammend the <br />installation of traffic control devices and the establistunent of traffic <br />patterns from abutting Great Northern Boulevard to the Pragerty. <br />Plaintiffs at their exgense shall install the recommended traffic cortrol <br />devices and construct the recommended traffic lanes. <br />8. Plaintiffs and Defendant agree that the order af cons'truction on <br />the aforesaid parcels shall minimally be the development af Pa.rcel B fi.rst <br />with the oi.her parcels developed either contemporaneously ar in any other <br />order chosen by the Plaintiffs. <br />9, alainta.ffs and Defendant agree that there shall not be any means af <br />ingress or egress to any of the subject parcels onto Butternut Ridge RQad. <br />3
