. . . .. <br />? <br />CITY OF NORTH OLAiSTED <br />ORDINANCE N0. 88- 84 <br />0 <br />BY : - - <br />AN ORDINANCE ADOPTING A NEW AND REVISED CHAPTER 114? <br />OF THE ZONING CODE OF THE CITY OF NORTH OLMSTED <br />TITLED "MIXED USE DISTRICTS". <br />WHEREAS, it is desirable for the City of North Olmsted to revise and update <br />where appropriate, the Zoning Code of the City of North Olmsted, and <br />WHEREAS, it is the desire of the City of North Olmsted to more clearly define <br />it's intentions for height limitations, cluster type development, buffering and <br />landscaping as well as utility locations. <br />NOW, THEItEFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF NORTH OLMSTED, <br />COUNTY OF CUYAHOGA AND STATE OF OHIO: <br />SECTION 1: That there is hereby adopted a new and revised Chapter 1149 of <br />the Zoning Code of the City of North Olmsted, which new and revised Chapter shall <br />read as follows: <br />1149.01 PURPOSE. <br />(a) The City contains certain large parcels of land which have not been <br />developed to their full economic potential. The development of these parcels for <br />single family or multiple family use is deemed impractical, while their classifi- <br />cation for retail business or limited industry use would not be in keeping with the <br />best interests of the City. In order to preserve and promote the best interests <br />of these parcels as well as the orderly development of them and the entire City, <br />these parcels should be placed in a separate zoning category which shall permit <br />thereon combinations of garden type developments such as apartments and other <br />multiple family dwellings, commercial buildings, offices, professional and research <br />buildings and all wells set baek from streets in semi-parking surroundings. The <br />basic standards for this use classification are set forth in this chapter. <br />(b) The purpose of this use classification is to designate, regulate and <br />restrict the location,design and use of buildings, structures and interior streets; <br />to promote high standards of exterior appearance of buildings and grounds: to <br />stabilize and improve property value with the smallest possible burden on municipal <br />services and facilities with the highest possible return to the City from tax revenues <br />consistent with maintaining and improving the general character of the City; to <br />promote health, safety, comfort, convenience and general welfare; and thus to provide <br />the economic and social advantages resulting from an orderly planned use of these <br />large parcels of land. <br />1149.02 MINIMUM REQUIRED AREA. <br />The minimum required area for a plan of development of a parcel of land for <br />Mixed Use District A shall not be less than ten acres. The minimum required area <br />for a plan of development of a parcel of land for Mixed Use District B shall be not <br />less than thirty-five acres. <br />a....?....?. ?. ?... <br />114903.
