<br />business district, as set forth in Section 1139.02,shall be permitted provided,
<br />however, that the plan of development meets all of the requirements and restrictions
<br />set forth in subsection (a) hereof and Sections 1149.04 to 1149.08 and further
<br />provided that the proposed use is approved by the Planning Commission, who shall
<br />determine wheCher ir has been integrated into the plan in such a manner as shall
<br />promote the intent and purposes of a mixed use development.
<br />(b) Mixed Use District B. Any of the uses as defined in subsection (f)
<br />hereof and Sections 1135.01 (a) and (b).
<br />(c) Multiple Dwelling. There shall be permitted only the multiple dwelling
<br />uses permitted in a Multiple Dwelling District subject to Che same terms, provisions,
<br />conditions and limitations imposed upon such uses by Chapter 1135 WITH THE EXCEPTION
<br />THAT THE HEIGHT AND STORY LIMITATIONS IMPOSED BY SECTION 1135.04 (a) (3) BE INCREASED
<br />TO 45' ABOVE GRADE LEVEL OR FOUR AND ONE-HALF STORIES, WHICHEVER IS LESSER.
<br />(d) Class A Hi-Rise Residential and Class B Hi-Rise Business Office and
<br />Professional as Permitted Uses.
<br />(1) Class B Hi-Rise shall be permitted subject to the following:
<br />Ground coverage shall not exceed thirty-two percent (32%) of the
<br />area of any portion of a parcel devoted to park administrative and
<br />professional use.
<br />(2) Class A Hi-Rise and class B Hi-Rise shall be permitted subject to
<br />the provisions of Sections 1149.09 to 1149.12 and Chapter 1151.
<br />(e) CLUSTER TYPE HOMES. CLUSTER DEVELOPMENTS AS PERMITTED AND REGULATED BY
<br />CHAPTER 1135 WITH THE EXCEPTION OF SECTIONS 1135.01(b) (1) AND (6) AND THEY SHALL
<br />NOT EXGEED 40% OF THE TOTAI, DEVELOPMENT.
<br />(f) Park Administrative, Religous and Educational Center and Professional
<br />Uses.
<br />(1) The following uses shall be permitted: hospitals, medical clinics,
<br />non-manufacturing development laboratories, research laboratories,
<br />academic and professional schools including religious and educational
<br />centers which may be a combination of any or all of the above, together
<br />with single family or two-family residential housing integrated into
<br />an overall plan in such a manner as may be approved by the Planning
<br />Commission, together with any other use which the Commission, from
<br />time to time determines is in keeping with the foregoing uses and is
<br />not injurious, obnoxious or offensive by reason of the emission of
<br />odors, dust, smoke, gas fumes, vibrations or noise, and associated
<br />and accessory uses to the foregoing uses.
<br />(2) In any portion of a parcel which is devoted to park administrative,
<br />religious and educational center and prufessional use or uses,
<br />conformity with the following standards shall be required:
<br />A. Parking shall be required of not less than one square foot of
<br />off-street parking space for each square foot of rentable
<br />building area in the determination of which the areas of
<br />washrooms, mechanical equipment rooms, storerooms,
<br />corridors, servicE rooms and the like shall be excluded.
<br />B. Setback of each building shall be at least forty feet from
<br />any street within or adjacent to the boundaries of the
<br />parcel. In this section, street shall not include service
<br />areas,parking areas,driveways,loading or unloading areas.
<br />C. Any single family or two-family residential structures
<br />constructed within this District need not be in conformity
<br />with the requirements of Ghapter 1135, provided that the
