Any single family or two-family residential structures <br />constructed within this District shall have the following <br />minimum livable first floor area: <br />Single Family First Floor Area (sq.ft.) <br />1 Story Dwelling 1,100 <br />1 1/2 Story Dwelling 950 <br />2 Story Dwelling 800 <br />Two Family <br />1 Story Dwelling 930 <br />1 1/2 Story Dwelling 800 <br />2 Story Dwelling 600 <br />E. The maximum height within this District for any of the uses <br />specified in this subsection (e) other than single family <br />residence and two-family residence shall be seven stories. <br />With respect to residential use the maximum height shall be <br />two stories. <br />F. Any land within the City which was zoned Mixed Use before <br />the adoption of this Zoning Gode shall be hereinafter <br />designated Mixed Use District A. <br />1149.04 USES REQUIRED IN DEVELOPMENT. <br />Within the limits of this section the uses permitted in a Multiple Use <br />District shall be uses beneficial, in the opinion of Che Planning Commission, to the <br />community of North Olmsted,provided that this requirement shall be interpreted <br />broadly to refer to the general character, extent and type of uses proposed rather <br />than to the precise cfiaracter and extent of a particular establishment. <br />1149.05 DEVELOPMENT REGULATIONS. <br />(a) Development of a Portion of a Parcel. An entire parcel need not be <br />developed at any one time. <br />(b) Streets. Access and interior roads and streets shall be properly related <br />to any existing or planned public street so as to promote safety and minimize traffic <br />congestion. Dedication of interior roads for public streets a.s the Planning <br />Commission shall deem essential shall be a condition of approval of the plan. <br />(c) General Setback. Eaeh nonresidential building shall be located at least <br />100 feet from every boundary line of the entire tract of land as such lines existed <br />when such tract was transferred to a Mixed Use District. RESIDENTIAL BUILDINGS <br />OF 50' OR LESS SHALL HAVE A MINIMUM OF 25' OF LANDSCAPED AREA FROM THE NEAREST <br />POINT OF THE BUILDING TO ALL BOUNDARY LINES, NONRESIDENTIAL BUILDINGS OR PRIVATE <br />STREETS AND DRIVES. <br />(d) Development Abutting Residence District. Portions of any parcel within <br />fifty feet of property which is zoned for any Residence District shall remain vacant <br />and be landscaped. <br />(e) Buildings and Structures. Buildings and structures shall be of sizes, <br />heights, locatiores and designs as the Planning Commission determines shall best <br />accomplish the development of a parcel, or a portion therof, and shall be such as <br />are appropriate for a development in landscaped surroundings consistent within the <br />spirit and intend of this Use District.
