<br />1141.03 LAND COVERAGE; MINIMUM LANDSCAPING WITHIN <br />PARKING AREA. <br />(a) In any Office Buildng District, notwithstanding any <br />other provision of this Zoning Code, the land area <br />occupied by main and accessory buildings shall not <br />exceed thirty-five percent (35%) of the total area of <br />the parcel being developed. <br />(b) In any Office Building District, not withstanding <br />any other provision of this Zoning Code, at least 10% <br />of any designated parking area or areas shall be <br />landscaped, with, for example, planting medians. <br />1141.04 LOT WIDTH. <br />In any Office Building District, a minimum lot width of <br />200 feet shall be provided for each individual office <br />building use or group or cluster of office buildings <br />developed as a single entity. <br />1141.05 ACCESS. <br />(a) In all Office Building Districts, land shall abut a <br />dedicated street for the required lot width. <br />(b) Individual office buildings may be arranged in <br />groups or clusters provided that: <br />1. Each office building is accessible by means of <br />an individual or common private drive to service, <br />emergency and public safety vehicles in a manner <br />acceptable to the City Engineer and Fire Prevention <br />Officer; <br />2. The method of construction and materials for <br />private drives meet accepted engineering practice and <br />are approved by the City Engineer; <br />3. The location, design and construction of all <br />utilities on private or common land are approved by the <br />Engineer; <br />(c) No access drive or way to any property zoned for <br />this district shall be made through property zoned for <br />any single family residential use. <br />3
