Grantor shall not construct any <br />building, structure, improvement or obstruction in, on, or under <br />the Easement Area and Grantor shall not alter in any way the <br />topography or grade elevation o! the Easement Area. Grantor <br />violates any o! the restrictions stated above, Grantee, without <br />notice to Grantor, can take whatever action Grantee deems <br />necessary or appropriate to remove any structure, improvement or <br />obstruction improperly placed in, on, upon or under the Easement <br />Area or to correct any improper alteration o! the topography or <br />grade o! the Easement Area, at Grantors cost and expense. <br />
