.•, <br />~. <br />(c) access to and from the Easamsnt Urea as Grantee <br />deems necessary to lacilitata or to exercise its <br />easement rights under (a) and (b) ismadiately above. <br />Grantor, however, reserves the right and privilege to use and <br />enjoy the Easement Area !or all lawlul purposes, subject to <br />Grantas~s easement rights heraundert provided, Grantors use or <br />enjoyment o! the Easement Area does not intarlsre with (i) <br />Grantae~s Easement rights hereunder, (11) Grantaa~s use, <br />occupation or enjoyment o! the Easement Areal or (iii) Grantae~s <br />lacilitias in, on, or under the Easement Area. Grant os shall <br />have the right to landscape the Easement Area, provided that such <br />landscaping does not interlara with Grantaa~s use, enjoyment or <br />occupation o! the Easement_Area or Grantaa~s lacilities in, on or <br />under the Easement Area. Grantor shall not construct any <br />building, structure, improvement or obstruction in, on, or under <br />the Easement Area and Grantor thall not altar in any way the <br />topography or grade elevation o! the Easement Area. I! Grantor <br />violates any o! the restrictions stated above, Grantee, without <br />notice to Grantor, can take whatever action Grantee deems <br />necessary or appropriate to remove any structure, improvement or <br />obstruction improperly placed in, on, upon or under the Easement <br />Area or to correct any improper alteration o! the topography or <br />grade o! the Easement Area, at Grantors cost and expense. <br />
