I ? <br />? .m 1? ? , .... , . <br />(b) Superstores sha11 be constructed only upon lots meeting a11 of the following <br />requirements with respect to dimensions and location: <br />(1) Minimum Lot size - ten (10) acres; <br />(2) Minimum Frontage - three hundred (300) feet; <br />(3) Frontage along at least one of the following main arterial <br />streets: Lorain Road, Brookpazk Road, Great Northern <br />Boulevard; <br />(4) Sixty (60%) percent of the lot area must be located within <br />one-half (1/2) mile of an Interstate Highway interchange <br />consisting of minimally both an eastbound and westbound <br />entrance and exit ramp. (For the purpose of ineasuring the <br />said one-half (1/2) mile distance, the one-half (1/2) mile arc <br />shall begin at the intersection of the center line of the <br />interstate highway and the center line of the public street <br />onto which the highways ramps are connected); and <br />(5) Lot must have access to the said interstate highway <br />interchange from a minimum four-land road; <br />(c) Any developer proposing to construct a Superstore in the City shall provide, at its cost, a <br />traffic control report prepared by a professional traffic engineer, detailing the expected impact <br />of the development upon traffic in the City, and shall present said report to the City Engineer <br />for his review and final approval as to the recommendations presented therein; and said <br />developer shall pay for the cost of any additional signalization or other right of way <br />improvements necessary, including the cost of land acquisition, to ameliorate the impact of the <br />proposed development to the fullest extent practicable. <br />(d) Any developer proposing to construct a Superstore in the City shall further pay the cost of <br />any additional infrastructure improvements or adjustments required by the City Engineer which, <br />in the City Engineer's opinion, are necessary to protect the public health and safety as a result <br />of the proposed construction of the Superstore, including but not limited to the following: <br />sanitary or storm sewer line connections and retention; street openings and widenings; street <br />lighting; and pedestrian walkways, together with the costs of any land acquisition associated with <br />any of the said improvements. <br />SECTION 2: That any other ordinance or parts of any ordinance inconsistent or in <br />conflict with this ordinance is hereby repealed to the extent of any such inconsistency or conflict.
