. • , Page Three <br />C. BIDDING & NEGOTIATION <br />The Architect will provide the following services during this <br />phase of the Project. <br />1. Assist the Owner in obtaining bids or negotiated <br />proposals from Contractors. <br />2. Answer any questions a Bidder may have regarding the <br />project during the Bidding process, and issue any <br />Addenda required to clarify these items. <br />3. Receive bids, tabulate and analyze them and make a <br />recommendation to the Owner as to how to proceed. <br />D. CONSTRUCTION ADMINISTRATION <br />The Architect will provide the following services during this <br />phase of the.Project. - <br />1. Prepare any supplemental drawings required to indicate <br />minor changes in the work due to field or fabrication <br />conditions. k <br />2. Review the Contractor's Schedule of Values (a detailed <br />breakdown of categories of mater.ials and building <br />trades). <br />3. Review of fabricator's and suppliers shop drawings, <br />materials, samples and equipment, and other required <br />submissions. <br />4. General administration of the construction contract <br />including periodic visits to the site (one per week) to <br />review the progress and quality of the work and to <br />determine if the work is proceeding in accordance with <br />the contract documents. Weekly Job Meetings to be <br />attended by the Prime Contractors. On site review of <br />field conditions or contractor questions shall be handled <br />on an as needed basis and special job visitations shall <br />also be based on need. <br />5. Review Contractor's applications for payment, determine <br />amounts owed to to the Contractor and issue certificates <br />of payment for such amounts. <br />6.. Prepare Field Orders and Bulletins covering authorized <br />changes in the Work. <br />7. Determine the date of substantial completion of the work <br />final completion of the work. <br />8. Receive, review, and forward to the Owner the specified <br />written quarantees assembled by the Contractor and issue <br />the final certificate for payment. <br />9. Provide as-built original tracings or repr.oducible <br />drawings. <br />E. FORM OF AGREEMENT <br />It would be requested that an AIA, B141 Owner/Architect <br />Agreement be used subject to the Owner's modification upon <br />review. <br />
