emergency. Lessee shall not unreasonable withhold consent for Lessor to enter the leased premises. <br />Moreover, Lessor, or its agents, may, at any reasonable time during the term of this Lease, or during <br />any subsequent month-to-mon#h tenancy, enter upon the Property for the purposes of conducting any <br />surveys or appraisals, performing any tests, making any observations of the conditaon of the Property, <br />or perfarming such other tasks which may be required by Lessor in connection with the Lessor's <br />intent to develop the property as part of the site of the expansion of sewer systems. <br />Itetn Twelve. No Waiver by Failure to Obiect. Failure by Lessor to object to Lessee's faiIure <br />to promptly perform any obligation imposed upon ]aim by this Lease, shall not be deemed to be a <br />waiver of Lessor's right to demand prompt performance of any other snbsequent obligafions <br />imposed upon Lessee by this Lease. Faiiure by Lessor to object to any default or breach by Lessee <br />shall, under no circurnstances, be deemed to be an acquiescence in such default or breach by Lessee. <br />Further, no such failure to object shall prohibit or restrain Lessor from exercising any right or <br />seeking any remedy available to them under this Lease or at law or equity. Any one or more waivers <br />of any covenant, condition, term or agreement by Lessor sha11 not be construed to be a waiver of any <br />future breach of the same covenant, condition, term or agreement. <br />Item Thirteen. Compliance with Law. Lessee agrees that he sha11, at his sole expense, <br />comply with all laws, ardinances, orders, and/or regulations of federal, sCate, county and municipal <br />authorities relating to the leased premises, and shall, in this connection, comply with the lawfiil <br />directions of any public officer and with all lawful restrictions concertung his use or occupancy of <br />the leased premises. Lessee agrees that this Lease, together with the Price paid by Lessor pursuant to <br />Purchase Agreement, sha11 fully and completely satisfy Purchaser's statutory and financial obligation <br />to pay just compensation to Lessee for acquisition of Premises, including any and a11 right to <br />relocation expense and/or displacement costs. <br />Item Fourteen. Parties Bound. This R.eszdential Lease shall inure to the benefit of and be <br />binding upon the parties hereto and theix respective heirs, personal represenfatives, successors and <br />assigns, to the extent permitted by this agreement, arid shall be deemed to contain all the terms and <br />conditions agreed upon, it being understood and agreed that there are no outside conditions, <br />representations, warranties or agreeznents by or between either party. <br />Item Fifteen. Recording o f M_emorandum. The parties agree that Lessor, at its cost, may <br />cause a Memorandum of Lease containing the essential tezms of this Residential Lease to be <br />recorded in the Office of the County Recorder for Cuyahoga Courzty, Ohio. Lessee agrees to <br />cooperate with Lessor in executing and recording any such Mernorandum. <br />iN WITNESS WHEREOF, the parties intending to be legally bound have set their hands on <br />the date and at the place above first written. <br />Signed and acknowledged in the presence of <br />LESSOR: <br />4
