related to limited engagement activities at the North Olmsted Recreation Center. This includes, but <br />is not limited to, the Ice Skating Show in May of 2013. Upon two (2) weeks notice to Lessee, Lessee <br />shall temporarily remit the leased space to Lessor by removing all vehicles until the activities are <br />completed. Activities shall not exceed four (4) days. Those tentative dates are identified on the <br />attached Exhibit B. Additional dates may be added to the list, provided compliance with the notice <br />requirement herein. Lessor will reasonably accommodate Lessee by providing additional temporary <br />on-site space to locate vehicles during any period of displacement, if such space is available. <br />Lessor agrees that it shall not unreasonably impede access to the leased space by Lessee in <br />any manner, including snow removal. Lessor shall provide snow removal services in the manner and <br />fashion customary for the removal of snow from the parking field at the Recreation Center. Nothing <br />in this lease agreement shall require Lessor to provide additional snow removal service apart from <br />that which is provided to the balance of the parking field not otherwise designated as the leased <br />space. Nothing herein shall be construed as a limitation upon Lessee to provide, in its sole <br />discretion, snow removal service to the leased space or private drive, at its own cost. <br />Section III <br />Term of Lease <br />This lease shall be for a twelve month term beginning on the 3rd day of January, 2013, and <br />ending on the 3`d day of January, 2014. The lease may thereafter be extended on a monthly basis <br />upon agreement of Lessor and Lessee. For purposes of such agreement, the Mayor is hereby <br />designated as the official of Lessor with authority to agree to such extensions. <br />Lessee may terminate this lease at any time by providing Lessor thirty (30) day advance <br />written notice of Lessee's intention to do so. <br />Section IV <br />Rent <br />Lessee agrees to pay Lessor monthly rent during the term of the Lease as follows: Seven <br />Hundred and Fifty Dollars ($750.00). Rent shall be due and payable on or before the fifth day of <br />each month in advance. <br />Section V <br />Insurance - Liabilitv <br />Lessee is solely responsible for any and all damage, including theft and vandalism, to any <br />vehicle located on the leased space and does hereby release Lessor from any liability arising there <br />from. Lessee acknowledges that the leased space is not monitored or under camera surveillance. <br />Lessee acknowledges that it is solely responsible to provide, at its own cost, security to protect its <br />own leased space and vehicle inventory located thereon.
