`T This limitation of liability shall not apply to damage caused to Lessee's vehicles on the leased space by Lessor's agents or employees when such damage arises by virtue of the negligent operation of Lessor's vehicles. This includes, but is not limited to, snow removal operations. Lessee agrees to indemnify and hold Lessor harmless from all injuries, loss or damage of any kind to it or North Olmsted Recreation Center employees, patrons, guests or invitees arising in any way from the operation of vehicles by Lessee's agents or employees on, to or from the leased space. Section VI Assignment and Sublease Lessee agrees that it will not assign or sublet the leased space, or any portion of the premises, or permit others to occupy it, without Lessor's written consent. Section VII S?m Lessee agrees that it will not put up any signage on the leased space or on / in vehicles located thereon. Section VIII Return of Leased Space at Termination Lessee agrees to deliver the leased space to Lessor at the end of the Lease term or of any extension of the Lease term, without further demand or notice, and in as good order and repair as it is now or may in the future be put in, allowing for reasonable wear and tear. Section IX Lessor's Right To Terminate upon Lessee's Breach In case Lessee fails to carry out any of the terms or conditions of this Lease, or for any reason is unable to conduct its business at the leased space, Lessor may terminate this Lease on three (3) days' written notice to Lessee. Upon such termination, all rights of Lessee to occupy or use the leased space shall end, and Lessee and all of its officers, agents, and employees shall at once vacate the space quietly and peacefully. Termination of this Lease by Lessor shall not prevent or interfere with Lessor's right to recover from Lessee any rent or other payments due under the provisions of this Lease, or from proceeding otherwise to collect damages for breach of this Lease agreement by 3
