`T This limitation of liability shall not apply to damage caused to Lessee's vehicles on the leased <br />space by Lessor's agents or employees when such damage arises by virtue of the negligent operation <br />of Lessor's vehicles. This includes, but is not limited to, snow removal operations. <br />Lessee agrees to indemnify and hold Lessor harmless from all injuries, loss or damage of any <br />kind to it or North Olmsted Recreation Center employees, patrons, guests or invitees arising in any <br />way from the operation of vehicles by Lessee's agents or employees on, to or from the leased space. <br />Section VI <br />Assignment and Sublease <br />Lessee agrees that it will not assign or sublet the leased space, or any portion of the premises, <br />or permit others to occupy it, without Lessor's written consent. <br />Section VII <br />S?m <br />Lessee agrees that it will not put up any signage on the leased space or on / in vehicles <br />located thereon. <br />Section VIII <br />Return of Leased Space at Termination <br />Lessee agrees to deliver the leased space to Lessor at the end of the Lease term or of any <br />extension of the Lease term, without further demand or notice, and in as good order and repair as it is <br />now or may in the future be put in, allowing for reasonable wear and tear. <br />Section IX <br />Lessor's Right To Terminate upon Lessee's Breach <br />In case Lessee fails to carry out any of the terms or conditions of this Lease, or for any reason <br />is unable to conduct its business at the leased space, Lessor may terminate this Lease on three (3) <br />days' written notice to Lessee. Upon such termination, all rights of Lessee to occupy or use the leased <br />space shall end, and Lessee and all of its officers, agents, and employees shall at once vacate the <br />space quietly and peacefully. Termination of this Lease by Lessor shall not prevent or interfere with <br />Lessor's right to recover from Lessee any rent or other payments due under the provisions of this <br />Lease, or from proceeding otherwise to collect damages for breach of this Lease agreement by <br />3
