Driveways and parking areas serving the public facility may be located within the side or rear yard set forth in the above schedule, but driveways shall be located not less than ten feet and parking areas not less than twenty feet from any adjacent lot line. (3) Height regulations. Public and semipublic buildings may be erected to a height not exceeding the width of the side or rear yard where adjoining One and Two Family Residence Districts or to a height not exceeding one and one-half times the width of a side or rear yard where adjoining other districts. Chimneys, spires, cupolas, domes, towers, flag poles, water tanks, radio or television antennae, monuments and other mechanical appurtenances located upon or constituted as an integral part of a main building shall not exceed a height of twice the width of the side or rear yard but not more than 100 feet above the finished grade. (4) Lighting. Flood lighting or other Iighting of playfields, buildings, bulletin boards and parking areas shall be located and designed so as to shield the light source from adjoining residences, and, except for general lighting, shall be extinguished between 11:00 p.m. and 7:00 a.m. of the following day. (Ord. 90-125. Passed 5-21-91.) 1118.03 BUSINESS AND INDUSTRIAL DISTRICT STANDARDS. (a) The proposed use is necessary to serve the community needs, and existing similar facilities located in a less restrictive or more remote district in which the use may be permitted by right are inadequate; (b) The proposed use is not closer than appropriate in the particular situations to schools, churches and other places of assembly; (c) The location, extent and intensity of the proposed use shall be such that its operation will not be objectionable to nearby dwellings by reason of greater noise, smoke, dust, odors, fumes, vibrations or glare than is normal or is permitted by the performance standards of the district; (d) The proposed use shall form a harmonious part of the Business and Industrial District taking into account among other factors, convenience of access and relationship of one use to another; (e) The proposed use shall be permitted in a more restrictive district than in which it is permitted by right only because of its lirr?ited extent, modern equipment and processes; and (o The hours of operation and concentration of vehicles in connection with a proposed use shall not be more hazardous or dangerous than the normal traffic of the district.
