<br />1142.06 DEVELOPMENT STANDARDS.
<br />(a) Appearance. Construction of a new structure, or an addition to an existing structure, shall
<br />have the appearance of a residential dwelling and shall be designed to a residential scale
<br />and proportion through the use of construction materials and other design elements, as
<br />determined by the Planning and Design Commission. The following examples, which are
<br />not intended to be an exhaustive list, illustrate architectural features which define a
<br />residential dwelling for the purposes of construction within this district:
<br />(1) Natural construction materials consistent with quality residential construction,
<br />such as brick and stone.
<br />(2) Roof lines with vertical elements such as chimneys, dormers, and gables to reduce
<br />the visual mass of the roof.
<br />(3) Windows with mullions, double-paned, and of residential quality.
<br />(4) Six-paneled doors, preferably wood and not glass.
<br />(5) Features such as porches, entryways, and residential-style landscaping.
<br />(b) Traffic. Any and all buildings used for non-residential purposes shall front onto or have
<br />access from a collector or arterial street.
<br />(c) Storage. Storage of any materials and equipment shall be within an enclosed building.

<br />Non-residential buildins and other structures shall be constructed and/or located,
<br />and outdoor uses shall be limited, so as to minimize the nossibility that noise, smoke,
<br />electrical interference, odor, 21are, or anv other substance or effect directlv related
<br />to or resulting from a permitted use, will create a nuisance condition upon adiacent
<br />or nearbv residential properties. For purposes of this qrovision, a nuisance
<br />condition exists when noise, odor, lightini! or such other substance or effect directlv
<br />related to or resulting from a permitted use endan2ers another's life or health, or
<br />unreasonablv limits or interferes with another's puiet and peaceful eniovment of his
