_. el a ,. <br />„o mow.. `"°M4 <br />(c) one-half (1/2) of the escrow fee, <br />(d) any amounts required to discharge any liens or <br />encumbrances on the property, and <br />(e) any sums due the Buyer by reason of the <br />proration of the real estate taxes and <br />assessments. <br />The escrow agent shall charge to and pay out of the <br />funds standing to the credit of, or deposited in escrow by the <br />Buyer, the following: <br />(a) one-half (1/2) of the escrow fee, <br />(b) the cost of recording the deed. <br />7. UTILITIES <br />Seller agrees to pay all utility charges for the <br />property up to the date that Seller delivers possession of the <br />property to the Buyer and authorizes the escrow agent to <br />withhold the sum of TWO HUNDRED DOLLARS ($200.00) in escrow <br />until Seller presents proof of payment of the final water bill. <br />On or about the date that Seller delivers possession of the <br />property to the Buyer, Seller shall cause final readings to be <br />made for all utilities. The Buyer agrees to transfer all <br />utility accounts into the Buyer's name as of the date the Buyer <br />takes possession of the property. <br />8. CLOSING DATE AND POSSESSION <br />The escrow agent shall close this transaction <br />on December 15, 1994, provided it is in receipt of all funds and <br />documents required to close. On the closing date the Seller <br />shall cause the deed to be filed in the office of the Cuyahoga <br />County Recorder transferring title into the name of the Buyer. <br />-4- <br />
