Mechanical space for building equipment placed on the roof of an apartment building may be allowed above the maximum height specified, provided that such mechanical space is set back a minimum of 15 feet from any exterior wall, does not exceed eight feet in height and is adequately screened from view, provided further that such mechanical space and screening are approved by the Planning Commission. (c) Front yard depth may be reduced to seventy-five feet if no off-street parking is located in the front yard. (d) Side yard dimensions shall be a minimum of 10 ft. or one & one half times the height of the structure, whichever is more. The Planning Commission may reduce these requirements if abutting properties are to be developed for use by the elderly. (e) Rear yard dimensions shall be determined by the formula set forth in Section 1137.07.
