Mechanical space for building equipment <br />placed on the roof of an apartment building may be allowed above the maximum <br />height specified, provided that such mechanical space is set back a minimum of 15 <br />feet from any exterior wall, does not exceed eight feet in height and is adequately <br />screened from view, provided further that such mechanical space and screening are <br />approved by the Planning Commission. <br />(c) Front yard depth may be reduced to seventy-five feet if no off-street parking is <br />located in the front yard. <br />(d) Side yard dimensions shall be a minimum of 10 ft. or one & one half times the <br />height of the structure, whichever is more. The Planning Commission may reduce <br />these requirements if abutting properties are to be developed for use by the elderly. <br />(e) Rear yard dimensions shall be determined by the formula set forth in Section <br />1137.07.
