Building Department offices. (9) Sec. 304.1-Room Sizes (Amendedl Every dwelling unit shall have at least one habitable room which shall have not less than 150 square feet of floor area. Other habitable rooms shall have an area of not less than 70 square feet. Every kitchen shall have not less than 50 square feet of floor area. The minimum wall length shall be: bedroom, 10 feet; kitchen 7 feet; and dining room, 8 feet. (10) Sec. 309-Private Garage (Amended) R-309.1 Attached Garages: Openings from a private garage directly into a room used for sleeping purposes shall not be permitted. Other openings between the garage and residence shall be equipped with solid wood doors not less than one and three-quarter (1-3/4) inches in thickness or equivalent having a fire resistance rating of not less than three quarter (3/4) hour. The garage shall be completely separated from the residence and its attic area by means of one-half (1/2) inch fire resistant gypsum board or equivalent applied to the garage side. Garage and carport floor surfaces shall be of approved noncombustible material. That area of floor used for parking of automobiles or other vehicles shall be sloped to facilitate the movement of liquids toward the main vehicle entry doorway or directed to a floor drain with an approved sand trap connected to the sanitary storm system. (11) Sec. 309.2 Detached Garages(Amended)• (a) Hecht. No detached garage shall be in excess of 15 feet in height to the peak of the gable. (b) Masonry construction. Masonry detached garages shall have foundation and wall requirements the same as set forth for one- story dwellings in Chapter 4. (c) Wood -Frame Construction. Aone-story garage, more than 15 feet from a dwelling, built of wood frame construction, shall comply with the construction requirement for one-story dwellings with the following exceptions: i. Bottom of footings of framing garages shall be not less than 36" below finished grade, unless supported on a reinforced concrete slab as provided in the following paragraph. ii. Frame garages may be built on a concrete slab, not less than 4-inch thick reinforced with steel mesh weighing not less than 40 pounds per 100 square feet or equivalent reinforcement turned up to a 4-inch width curb, 8 inches high above finished grade to form a wall foundation. iii. Studs shall have a spacing of not more than 24 inches o.c. Doubling of studs shall be required on jamb openings 3'-6" wide or more. iv. Sheathing and building paper maybe omitted if full height 45 degree comer let in bracing is used and studs are placed 16 inches on center. v. Corner post may be two 2x4's or a 4x4. vi. Top plate may be single, provided rafters are placed directly over studs, and plates at corners are lapped to provide ties. vii. Rafter ties at eaves maybe 2x4's with a maximum spacing 6 feet o.c. viii. Corner bracing may be applied on the inside of surface of studs. 2002 Replacement
