If no such adjacent land is available, the <br />Board may approve parking facilities on an adjacent lot <br />if located within an average walking distance of 250 feet <br />of the entrance of building to be served. <br />(C) Business districts and uses - accessory parking facilities <br />required by uses described in Items (N) to (R), inclusi~ie, <br />of the schedule set forth in Section 1212.02 shall be <br />located on same lot requirinb the facility or on an <br />adjacent lot to the use served and within an average <br />walking distance of 200 feet of the building or use <br />served, provided in the General P.etail District where it <br />may not be feasible to provide parking facilities within <br />such locations and whare private fee lots or public lots <br />are available, the Board may modify the requirements set forth <br />in Section 1212.02. <br />(D-1} There shall be no parking; in the front setback area, as <br />described in Title Fifteen, Chapter 1194, Section 1194.02, <br />except as follows: <br />Ten (10) per cent of the total parking area required by <br />the uses described in Items (S) and (T) of the schedule <br />set forth in Section 1212.02 shall be permitted in the <br /> <br />front setback area. <br />(D-2) Acr~csory parking facilities required by the uses described <br />i~a Items (S) and (T) of the schedule :;:~t faith i,1 Sacticn <br />1212.02 shall be located on the sane lot or adjacent <br />lot as the main use served; however, where Land is not <br />available on the same or adjacent lot, the facilities shall <br />be developed and maintained so that the parking lot shall <br />be within an average walking distance of 400 feet of the <br />entrance to the building thereby served. <br />(B} General - a lot shall not be used to provide the parking <br />requirements for any business, commercial, or industrial <br />use unless it is under the same ownership as the use to <br />which it is accessory or unless it is approved by the <br />I~oard . <br /> <br />
