W ,m?,..w... ...... . . . . ._. . . . <br />CITY OF NORTH OLMSTED <br />ORDINANCE N0. 79 - 139 <br />PAGE S. <br />1000.03 IMPROVEMENT PLANS AND SPECIFICATIONS FOR <br />MAJOR SUBDIVISIONS <br />Any developer wishing to improve a subdivision <br />shall submit to the City Engineer his plans and specifica- <br />tions which sha11 be prepared by an engineer duly registered <br />in the State of Ohio. The seal of said engineer shall appear <br />on said plans. Additionally, said plans and specifications <br />shall ciantain the following information: <br />(a) The improvement plans shall be drawn with India <br />ink on linen cloth or other eaual material. The linen shall <br />not be smaller than one foot by two feet or larger than two <br />feet by three feet. The original material on which the plans <br />are drawn shall be the property of the City when the construction <br />is complete and before acceptance of the improvements by the <br />City Engineer. When the original plans are turned over to <br />the City, they shall reflect the improvements as constructed. <br />(b) The scale shall be one inch (1") = fifty feet <br />(50') or larger horizontal; one inch (1") - five feet (5') <br />vertical unless waived by the City Engineer. <br />100.04 FINAL ACCEPTANCE AND DEDICATION OF MAJOR <br />SUBDIVISIONS <br />(a) Before a building permit is issued with respect <br />to construction within a subdivision, a11 reauired improve- <br />ments must be constructed and installed to the satisfaction <br />of the City Engineer. If some improvements are not completed, <br />the Engineer in his sole discretion, may reQuire a performance <br />bond equal to the total cost of the improvements yet to be <br />completed. Said bond shall set forth the City of North <br />Olmsted as beneficiary and shall be issued by a reputable <br />and solvent bonding company, licensed to do business in the <br />State of Ohio, and shall be deposited with the Building <br />Commissioner and retained by the City of North Olmsted until <br />all improvements are constructed to the satisfaction of the <br />City Engineer. <br />(b) After the sewer, water and paving improvements <br />are constructed, approved, accepted for dedication, the <br />developer shall provide the City with a two-year maintenance <br />bond of at least ten percent (100) of the approved estimated <br />cost of construction. The acceptance of the dedication shall <br />not affect the maintenance bond. <br />(c) The developer sha11 complete the construction of <br />all improvements or repairs reauired within twa (2) years <br />from the date of the permit. Otherwise, the City shall have <br />the right to use the performance bond money to complete or <br />repair the improvements. The aforesaid two (Z) year period <br />may be extended by Council for good cause shown. <br />1000.05 RECORDING AND REVIEW FEES FOR MAJOR SUBDIVISIONS <br />(a) A deposit of twenty dollars ($20.00) shall be <br />posted with the City by the developer for the recording of <br />subdivisions, easements, etc. If the deposit is more than the <br />actual cost of recording, the remainder shall be refunded. <br />If the cost of recording is greater than the deposit, the <br />deficient amount shall be given to the City.
