Floor Area Combined Garage & Shed <br />Floor Area <br />2,000 - 49500 sq. feet 80 sq. feet 570 sq. feet <br />over 4,500 sq. feet 100 sq. feet 750 sq. feet <br />(2) A building detached from the dwelling used for <br />storage and commonly referred to as a tool shed, <br />constructed on land wherein the existing garage is <br />attached as specified in 1151.05C(2) hereof subject <br />to the following specifications: <br />Rear Lot Size <br />Shed Max. Floor Area <br />23,000 - 4,000 sq. feet 80 sq. feet <br />over 4,000 sq. feet 100 sq. feet <br />(3) The construction or erection of a tool shed as <br />specified in both D(1) and D(2) hereof are subject <br />to the following additional requirements: the maximwn <br />height limitation on any structure shall be eight (8) <br />feet; no part of said shed shall be constructed closer <br />than five (5) feet from any lot line; said shed shall <br />be constructed so as to have one wall no more than ten <br />(10) feet from the rear lot line; and that said shed shall <br />be screened from public view in a manner satisfactory to <br />the building official. <br />(E) Accessory buildings designed, built, altered, or used to <br />house wild or domestic fowl, anima.ls or reptiles, provided <br />that it is located so that no part of the same shall be <br />within ten (10) feet of any rear or side line of the lot <br />on which the same is located and within two hundred (200) <br />feet of a dwelling on any adjacent lot or within two <br />hundred (200) feet of the source of any private water supply <br />or any street line. Shelters for dogs shall not be subject <br />to the foregoing requirements as to location except that <br />the same shall be confined to the rear yard area. <br />(F) A boarding house. <br />(G) A windbreak or other similar freestanding structure provided <br />the same is not over six (6) feet in height above grade <br />level or is more than sixteen (16) feet in length or no part <br />of which is closer than five (5) feet to any side line or rear <br />line of the lot on which the same is located. In no case shall <br />the above be permitted in front setback area. <br />(H) (1) A fence, hedge, trees or shrubs planted so as to con- <br />stitute a fence, which is not more than five (5) feet high at <br />any time along any side or rear property line which does not <br />extend nearer the street line than the building line, except <br />that fences in which at least fifty percent (50%) of the face <br />is open or hed.ges may be established from the building line <br />to the street line and on the street line provided the same <br />does not exceed thirty (30) inches in height at any time. <br />No electrified or barbed wire fence shall be erected or <br />installed at any location. <br />(2) A five (S) foot high fence may be constructed on a corner <br />lot beyond the building line in the rear yard provided that <br />the same is constructed three (3) feet behind the sidewalk <br />or right-of-way line, whichever is greater, and the face <br />of the fence is at least ninety percent (90%) open.
