Council Minutes of 12/18/91 <br />Director Wilamosky; City Engineer Deichmann; Mr. Angelo Skoulis; Mr. Jim Gideon <br />from the Pebblebrook Homeowners' Association; Mr. Wasek of Interstate Development <br />Co.; Mr. Bowers of Shore West; Mr. Ron Bender, consulting engir~er for Viewpoint; <br />Mr. Paul Campbell from Kephart and Associates; Mr. Gary Scothon from Shore West. <br />Agenda items were as follows: <br />a. Proposal from Interstate Development Co., 26261 Lorain Road, for approval of <br />the site plan including easement to show the existing Cardinal Federal Savings <br />and Loan drive. Ibis was approved by ARB on November 20 and Planning Commission <br />on November 26. The B2D Co~i.ttee had no objections. Mrs. Beringer moved to <br />approve with the recommendations of ARB and Planning Commission; second by Mr. <br />Nashar; passed unanimously. <br />b. Installation of a drive uP pay phone at the Shell Oil station located at <br />23358 Lorain Road. The BZD Coammi.ttee had no objections. Mrs. Sari.nger moved to <br />approve the drive-up pay phone at 2335$ Lorain Road,; second by Mr. Leonard; <br />passed unanimously. <br />c. Ordinance 91-174 dealing with the Bradley Oaks subdivision was removed from <br />the agenda because the ptmch-list item$ were not yet complete. <br />d. Viewpoint rezoning to single family cluster and approval of the site plan. <br />This has been approved by the Planting Co~.i.ssion and ARB. All of the concerns <br />of the Pebblebrook Homeowners' Association were addressed as well as those of the <br />Service Director, Building Commissioner, and BZD Committee. Mrs. Saringer moved <br />to approve Viewpoint with the following stipulations: <br />1. Shore West Builders understands that trash removal and its associated <br />cost is the responsibility of Viewpoint. <br />2. Shore West Builders will install street lighting throughout the <br />development at their cost aryd the maintenance and utility cost is the <br />responsibility of Viewpoint. <br />3. Shore West Builders agree to install sidewalks on the west side of <br />Canterbury Road from &~.tternut Ridge to the main entrance of Viewpoint. <br />4. An emergency access road will be constructed and its access point will <br />be Butternut Ridge Road. The exact location must be approved by the <br />North Olmsted City Engr~er. <br />5. The appropriate deed restrictions will be in place and approved by the <br />Director of Law and will include: <br />(a) The areas surrounding the Viewpoint complex will always remain <br />a golf course. <br />(b) The City of North Olmsted has the right of first refusal if the <br />golf course is sold. <br />(c) Any other language the Law Director and Share West attorneys deem <br />necessary for the best interest of the residents of Viewpoint and <br />the City of North Olmsted. <br />6. Prior to construction, the entire project will be reviewed and approved <br />by the Engineering Dep$rt~nt of the City of North Olmsted. <br />7. Shore West agrees that Canterbury Road will not be used as a haul road <br />for arty construction purposes. <br />8. The streets will be concrete and according to City specifications. <br />9.
