<br />Public Hearing of 2/3/92 <br />prospects of doing a first-class residential community within North Olmsted. <br />This is the first tune that the new Single Family Cluster District will be <br />utilized. He feels it will be an award-winning type of commtimity. <br />Mrs. Bahas was concerned that the residents had not been aware of the previous <br />meetings held on this development. She acknowledged that there is a traffic <br />problem on Butternut Ridge Road because motorists use it as a through-way. She <br />feels this development is important because it gives North Olmsted residents an <br />opportunity to stay in the comnain:i.ty when their families have grown and moved <br />away. She feels the developers have tried to keep a nice balance of housing with <br />the golf course. She assured residents that Council and the Planning Commission <br />did endeavor to voice concerns of residents and keep the balance between develop- <br />ment a~ preservation of green areas. <br />Mr. Martindale stated that when he moved to Butternrut Ridge, he realized the <br />street was a short-eut from Lorain to Columbia acid was willing to accept that. <br />However, since that time, Butternut Ridge has also become the wort-cut to the <br />shopping center. He said a City Council did that to the residents and another <br />Council is about to do it again. <br />Janice Cady, 6119 Sandpiper Lane, asked whether sidewalks would be installed <br />along Canterbury Road. Mr. McKay said yes. Secondly, she was concerned about <br />the schools. Although Mr. Bower had stated that the target market wbul.d be for <br />people without children, she feels that there will be children in this develop- <br />ment. The schools are overcrowded now, and this may be too much of a burden. <br />Mr. Boehmer asked Mr. Bower to discuss the square footages of the homes. <br />Mr. Bower explained that the one-story Golf Homes would be 1,734 square feet; the <br />one and a half-story would be 1,945 square feet; the two-story twit would be <br />2,200 square feet. The Vista Home units run from approximately 1,100 square feet <br />to approximately 1,350 square feet. In the Golf Hone area, most of the units <br />feature a first floor master bedroom with either one or an optional second <br />bedroan upstairs; essentially, they are two bedram units. The Vista Homes, <br />which are all a ane floor tnzi.t, are basically two bedroom homes. This again, <br />reinforces the idea that the target market is not families with children. <br />Mrs. Martindale asked what the prices of the homes would be. <br />Mr. Bower stated that the Vista Homes base price would start at approximately <br />$100,000 up to approximately $120,000. 'The Golf Homes base prices will be <br />$150,000, $165,000 and $180,000. <br />John Matheny, 5656 Canterbury Road, wanted to know who was going to pay for the <br />improvements to Canterbury Road once construction is completed. Also, he was <br />concerned about who would pay for the sidewalks and on what side of the street <br />would they be placed. <br />Mr. Boehmer commented that Canterbury Road had recently been repaired. <br />Mr. Matheny felt that the road would sustain damage daring the construction <br />period. <br />2 <br />~~~ ., <br />
