Mr. Musial moved to approve the proposal to <br />build a storage office building and allow outdoor storage of hadscaping materials at <br />30993 Lorain Road subject to and contingent on incorporating all of the recommendations <br />of the ARB and Planning Commission and subject to the approval of the Engineering <br />Department; second by Mr. McKay; motion passed unanimously. <br />b. Performance Sycleworks, which repairs motorcycles and is located at Christman Drive <br />and Lorain Road. A conditional use was granted approximately a year and a half ago, and <br />they are now asking to make the conditional use permanent. All of the proper notices <br />were sent to the neighbors, and no complaints were received. The BZD Committee <br />approved the request. Mrs. Saruiger questioned whether the motors were tested inside the <br />building or outdoors. 1VIr. Musial commented that apparently all testing has been done <br />under conditions that are not noticeable by the neighbors since none have registered a <br />complaint about noise. Mr. Musial moved to approve the request by Performance <br />Sycleworks to make their conditional use permanent; second by Mr. Nashar; motion <br />passed unanimously. <br />a A request by Biskind Development Company to amend a previously approved land use <br />plan involving property east of and including the Lone Star Steakhouse along Country <br />Club Boulevard. Originally, the entire parcel. was zoned for office use. The developer <br />submitted a proposal to construct three hotels. The Planning Commission determined it <br />would be prudent to amend tlae preliminary land use plan to permit only one hotel <br />(Marriott Courtyard) to go into the site immediately adjacent to the Lone Star <br />Steakhouse. The BZD Committee concu~7-ed with the decision of the Planning <br />Commission. Mr. Musial moved that the prelvniuary land use plan for Biskind <br />Development Company Parcel B, property located west of Columbia Road, east of Great <br />Northern Boulevard, between Country Club and I-480, be amended to permit a Marriott <br />Courtyard Hotel to be built on a site adjacent to the Lone Star Steakhouse. The motion <br />was seconded by Mr. McKay and passed unawmously. <br />d. A proposal to construct a building at 27935 Lorain Road for Ziebart Tidy Car, which is <br />presently located on Porter [~.oad near Lorav~ Road. Mr. Bearsworth, owner of the <br />franchise, and Gary Brooks of Quality Builders were present. The proposed building will <br />be situated next to the Kentucky Fried Cl>icken restaurant. A landscaped area serving as a <br />mounded buffer will be provided at the rear of the parking lot- How-s of operation will be <br />from S a.m. until 5:30 p.m. The lighting will be on a timer. A loading zone will be <br />included, and the drive will be changed to be 90 degrees to Lorain Road. The BZD <br />Committee was not receptive to a request by 1VIr. Bearsworth to reduce the amount of <br />landscaping that had been recommended by the Planning Commission and Architectural <br />Review Board. After e~~tensive discussions, Mr. Bearsworth agreed to the landscape <br />recommendations. The proposal was approved by the BZD Committee. Mr. Musial <br />moved to approve the proposal contingent on the reconune~~dations of Planning <br />Commission, ARB and subject to approval by the Engineering Department; second by Mr. <br />Nashar; motion passed unanimously. <br />e. A proposed elevation change for the Sears Hardware store fiont iu the McCormick <br />Center. This will involve adding a peak, which does provide synvnetry with the peak on <br />Levin's Furniture at the same location. The BZD Committee had no objection. <br /> <br /> <br />
