Council Minutes of 6/16/98 <br />,,,,~ also consistent with the snow removal plan. That will also be provided by the <br />:.u, homeowners association. This is anon-dedicated roadway, and it will be maintained and <br />serviced by the condominium association, not the City of North Olmsted. The motion was <br />seconded by Mr. Miller and unanimously approved. <br />e. Developers Diversified Realty Corporation, Home Depot, at Great Northern Shopping <br />Center. Present representing Developers Diversified and Home Depot were Messrs. <br />Barrow, Scherry, Parisi, Platt and Jesensky. The proposal consists of receiving the <br />approval of the new storefront. At this time, there is a large hole in the strip center where <br />stores were demolished to make room for Home Depot. There has been considerable <br />discussion between the Architectural Review Board and the Planning Commission to make <br />sure that this project fits in and is homogenous and works its way into the design scheme <br />of what the new face of the strip shopping center will look like. After considerable <br />discussion by the committee, it was agreed the project would be approved subject to all <br />the recommendations of the boards and commissions of the City of North Olmsted and <br />further subject to the requirement that the knee wall on the western end will be raised to <br />match the height of existing banding. The banding being composed of Akron brick and <br />block type C walnut. Another requirement is that the four pilasters, two of which flank <br />the entrance, shall be constructed of masonry material of the same color as presented on <br />the rendering--(the masonry material is a change from the rendering where it was shown <br />to be an E.F.I.S.)--and then again further subject to all the recommendations of ARB, <br />Planning Commission and BZA. Mr. Gareau moved that Council approve subject to all of <br />the above recommendations and requirements. The motion was seconded by Mr. McKay <br />and unanimously approved. <br />f. Dostal Funeral Services, 29369 Lorain Road. Representing Dostal Funeral Services was <br />John Mazze. There were two issues with respect to Dostal. The first was a proposed <br />body preparatory or embalming service. The question was one of whether or not the <br />embalming service was a like and similar use to be permitted in a General Business District <br />as in like and similar to the then permitted, or previously permitted, funeral crematorium <br />use. After much discussion by the committee, it was determined to accept the <br />recommendation of the Planning Commission that the embalming service was a like and <br />similar use. The second aspect of the proposal, was to construct the facility at the site of <br />the existing Predota Floor Covering store which sits almost directly south of the fire <br />station on the west end of town. The committee expressed some concerns with respect to <br />potential odors emanating from the building which could come from fluids or any type of <br />chemicals that would be used in the embalming process. The committee was concerned <br />about the fact that the property is somewhat near the Bretton Ridge recreation area. The <br />committee did recommend approval of the project subject to the criteria that, in the event <br />of future obnoxious or offensive odors emitted, Dostal Funeral Services agrees to take <br />corrective action to abate the nuisance to improve ventilation systems. Based upon that <br />criteria, and the recommendation and the requirement that they abide by all the <br />recommendations of the boards and commissions of the City of North Olmsted, the <br />committee recommended approval. Mr. Gareau so moved. Mr. Miller seconded the <br />motion. Mrs. Saringer commented that she was concerned about the flooding situation in <br />that area and asked whether it had been addressed. Mr. Gareau said that the committee <br />saw a topographical map which showed that the project would be the renovating of the <br />4 <br /> <br />
