Council Minutes of 6/16/98 <br />,~ which will include covered storage, a recessed truck dock, a shed and lot renovations. <br />,~_ There was discussion on the building materials that would be used, and the committee felt <br />that the project was properly integrated into the surrounding buildings and was <br />appropriate for the industrial parkway and industrial use. The committee discussed the <br />requirement that there be a sidewalk included with the proposal. The sidewalk will extend <br />along the frontage with the industrial parkway. The committee recommended that the <br />project be approved subject to all the requirements and recommendations of boards and <br />commissions in North Olmsted and subject further to the fact that a sidewalk would be <br />included along the frontage on industrial parkway. Mr. Gareau so moved. The motion <br />was seconded by Mr. McKay and unanimously approved. <br />b. The Harsax complex phase 2, 6769 to 31400 Industrial Parkway. Present to represent <br />Harsax were David Cooper, Ron DiNardo and David Howe. This is Phase 2, a proposal <br />to construct a new office and warehouse building in the industrial parkway complex. <br />Phase 1 is the existing new structure that fronts on Lorain Road just to the east of the <br />entrance onto Industrial Parkway. The building materials and type will be of the same or <br />similar to what is already there. This will be part office use. The committee reviewed the <br />proposal and recommended that we approve the project as set forth. Mr. Gareau so <br />moved. The motion was seconded by Mr. Miller and unanimously approved. <br />c. Millenia Housing Development Limited. Representing Millenia were Patrick Campbell, <br />Frank Sinito, and Allan Pintner. This was a preliminary land use plan submittal with plans <br />for Olmsted Place elderly housing project at Kennedy Ridge Road, permanent parcel <br />numbers 236-17-005 and 236-17-015. The project calls for an 8 story 125 unit masonry <br />apartment complex on four acres which is presently zoned Mixed Use D. The committee <br />recommended that this matter be referred to Planning Commission for further review. Mr. <br />Gareau moved that this matter be referred to Planning Commission. The motion was <br />seconded by Mr. McKay and unanimously approved. <br />d. Cinnamon Woods South, Hennie Homes, 28867 Lorain Road. Present representing <br />Cinnamon Woods and Hennie Homes were Tim Grendell and Jim Elliott. The proposal <br />consists of receiving approval for the construction of Cinnamon Woods South, asingle- <br />family cluster district. This proposal calls for the construction of 86 single-family cluster <br />units on the land that was previously annexed into the City of North Olmsted about four <br />months ago. The proposal calls for construction of a separate condominium association, <br />which is consistent in type, design and structure as the existing Cinnamon Woods to the <br />north although they will be two separate condominium associations for purposes of <br />division of maintenance and costs. Having reviewed the project and having the thorough <br />explanation by Mr. Grendell and Mr. Elliott, the committee recommended that Council <br />approve the project. Mr. Gareau moved for approval subject to all the recommendations <br />of the boards and commissions in the City of North Olmsted and further subject to a letter <br />of agreement and understanding that Hennie Homes will, at some time later upon the <br />request of Engineering, install sidewalks along the frontage with Cook Road where the <br />property being developed fronts Cook Road. Mrs. Saringer asked if there had been <br />discussion about the rubbish pick-up and was there an understanding? Mr. Gareau said <br />there was a discussion regarding the rubbish pick-up and the understanding was that <br />rubbish pick-up would be handled by the condominium association through its tenants. <br />'`' The City of North Olmsted will not provide rubbish pick-up to Cinnamon Woods.
