The building, for all intents and <br />purposes, will be a white color. The current wood siding that covers the top of the <br />building will be removed and the building will be brick in nature. It is contemplated <br />there will be at least two tenants for the structure. The committee discussed three <br />specific issues. The first was a concern about trucks parking on the lot during the <br />overnight hours disturbing the neighbors. The representatives of Babies-R-Us <br />indicated that directional signs prohibiting parking will be posted at various parts of <br />the lot. In addition, the rear loading dock would also be modified so as to provide for <br />the extension of a wall to minimize sound impact upon adjacent properties. Another <br />matter that was addressed was the location of a dumpster, which always is a point of <br />contention with residential properties adjacent. The plan as submitted did not show <br />the location of a dumpster or trash facilities although a baler or compactor would be <br />located within the structure. The developer indicated that modified drawings would <br />be provided. They have been provided and do reflect that location of a dumpster. <br />Last was the location of a light pole on the northeast portion of the property. In the <br />past, this light has been a problem with functioning with adjacent residential <br />properties. Because the building has been vacant for some time now, that has not <br />necessarily been a problem. The developer agreed, with the light being used again, to <br />shield the light so as to prevent spillover onto adjacent properties. After discussion, <br />the committee unanimously recommended approval of the proposal subject to the <br />recommendations of the boards and commissions of the City of North Olmsted and <br />further subject to the requirement that (1) the drawing would be submitted showing <br />the dumpster as it was; (2) that a compactor device would be internal; (3) that the <br />northeast corner of the lot would be shielded for purposes of light spillover; (4) that <br />the wall pack lights on the east wall be shielded; (5) that overnight parking would be <br />regulated through signage deemed appropriate by the developer; (6) that all the bales <br />produced on sight would be stored inside the building. Mr. Gareau moved that <br />Council approve the proposal of Developer's Diversified for the Babies-R-Us project <br />subject to all of the recommendations and requirements of the boards, commissions <br />and committees. The motion was seconded by Mr. McKay and unanimously <br />approved. <br />• J. C. Hair Design Plus, 28813 Lorain Road, with a proposal to utilize land-banked <br />parking. Ms. Sue Kopco of Mongello & Associates represented J. C. Hair Design. <br />The committee had previously recommended and approved the project and found no <br />problems with the land-banked parking as presently proposed. The need for parking <br />was attributed to an engineering error in the original submittal. The committee <br />unanimously recommended approval. Mr. Gareau moved for approval. The motion <br />was seconded by Mr. Miller and unanimously approved. <br />• Thomasville Furniture, with a proposal to renovate the front elevation, install <br />landscaping and install a pylon sign. Representing Thomasville was Steve Schill. <br />This is the structure that is immediately west of McDonald's on Lorain Road, directly <br />across from City Hall on a diagonal. The proposal calls for the renovation of the <br />entire shopping center, which sits just west of McDonald's and north or behind <br />O'Henry's restaurant. The building will be renovated by removing the wood <br />- mansard. In its place will be an EFIS system to create a front canopy. That EFIS <br />7 <br />I <br />
