MIl~TUTES OF THE PUBLIC HEARING <br />'`'~'` NORTH OLMSTED CITY COUNCIL <br />JULY 9, 20(11 <br />Present: Council Presidern Saringer, Council Members Kasler, Limpert, McKay, <br />Miller, Nashaz, O'Grady <br />Also Present: Clerk of Council Seman <br />Council Presidern Saringer called the public hearing to order at 7:02 p.m. in Council <br />Chambers, 5200 Dover Center Road, North Olmsted, Ohio. <br />President Saringer announced that the public hearing was being held with regard to <br />Ordinance No. 2001-47 which provides for the amendment of the Zone Map by zoning <br />the parcel of real property located on the south side of Cook Road and east of Bronson <br />Road, formerly within Olmsted Township, to Single Family Cluster District. This parcel <br />was annexed from Olmsted Township and must be zoned for the City of North Olmsted. <br />AUDIENCE PARTICIPATION <br />Tim Grendell, attorney representing Hennie Homes, the developer of the property: <br />• This is a 23.44 acre pazcel of land on the south side of Cook Road across from <br />Cinnamon Woods South. The property has an L-shape as it gets to its southerly <br />property area. The Olmsted Township zoning was partially industrial and partially <br />large lot residernial. <br />• At the time of annexation, the developer was discussing with the administration a <br />zoning of the property consistent with continuing the cluster housing which is <br />predominantly popular housing for seniors, new residerns and empty nesters. That is <br />the current intention. It would be a consistent extension of Cinnamon Woods South. <br />Councilman Nashar commerned that some time ago there had been a request for this <br />parcel to be Class B residential. Would the developer give consideration to reverting <br />back to residential housing? Mr. Grendell said he would ask Mr. Puzzitiello that <br />question. However, the property to the east is still zoned industrial and large lot <br />residential in the Township. There was some concern that Class B or A housing would <br />be hard to market because of the Township's industrial zoning of nearby land. Mr. <br />Grendell said he is concerned that this would end up being a debate on Class B versus <br />Class A housing, where the width of the lots would be the issue. Mr. Nashar said he <br />believed the difference in width of the lots was about 10 feet. Mr. Grendell said the <br />portion of the property at the bottom of the L-shape (southerly portion) is scheduled to be <br />all green space for a variety of reasons, not the least of which is the fact that there are <br />wetland issues involved. So, there is a restriction on how far the housing can be taken; <br />and, when you start taking the 10 feet and adding it for the length, it actually reduces the <br />number of lots or units significarnly. <br />~.n <br />H,, y... ._ , .. <br />
