Final Comments -Mrs. Hoff-Smith indicated the property values will not be adversely affected, if <br />anything they will be enhanced because the homes will be more protected. Mr. O'Malley provided <br />clarification on the notification process. Ms. Wenger indicated the meeting between Ganley and the <br />residents involved only those residents on the western property line and it was to address specific <br />concerns. The Planning Commission is always concerned about the residents and about property <br />values. They came up with very clear solutions to the concerns that were expressed. Ganley has <br />also said they will provide the same buffering on the northern edge should that area develop. Ms. <br />Wenger said she would recommend the Commission act on the rezoning before proceeding with the <br />development plan. It will give the applicant the time to ensure the lighting and details of the <br />landscaping and fencing have been dealt with. Mr. O'Malley recommended that the Commission <br />hold off on the development plan and the lot split and consolidation plat until the rezoning is <br />finalized. Discussion ensued about how to proceed and whether a contingent approval can be <br />granted. Mr. O'Malley indicated it could work for the development plan but he would withhold <br />approval of the lot consolidation at this point. Mrs. Hoff-Smith suggested the applicant talk with <br />more of the residents and make sure the fence is consistent. <br />J. Lasko made a motion to approve the rezoning for 25600 Lorain Road. The proposal is to <br />rezone the rear (north) portion of Permanent Parcel Numbers 232-34-011, 232-34-012, 232-34- <br />013, 232-34-014, and 232-34-015 from B, Residence, Single to Retail Business, General.
